Listing was listed as "off market" on Zillow but listed on the LACBD website as for sale "cash to seller"

As I said last time this came up…they are not selling a “business” since the business has been closed for quite some time and has zero cash flow.

They are selling a building and maybe some intellectual property that really isn’t worth much.

Yeah, truly blows my mind that they think their pizza restaurant and business model are worth $4.5 million. Because you know, you close your doors if you think your business was worth that much, right?

The land is where the value is, the owners aren't selling it for the restaurant
They can put up more condos right by the other ones next to it

My dad used to take us there when we were young..Late 60's..He'd bring his cooler full of Jax, go inside and get the pizza, then we'd sit in the parking lot and eat pizza. We were real foodies back then...

The entire lot looks to only be 150x200 so it’s less than an acre. So maybe 12 townhomes. Just to make the money back on the land, demo, improvements, you are looking at an absolute minimum of $750k for each unit. Not really worth it for a developer.
