Anyone in a flood zone?

I am looking at buying some property that is barely in a flood zone(A small part of the lot isn’t). I would build my home up above base flood elevation. I was wondering what flood insurance cost for those who are required to have it in Louisiana. I called my insurance company, but they couldn’t help without a certificate. Thanks for any information.

If you live in the Southeast you are in a flood zone.

You could do a LOMR-F once you finished construction to have the portion where your house is built removed from the flood zone. At that point, flood insurance would be the minimum policy which is $400-500 per year.

I paid $475,0 last year for $250k , not in a flood zone in lake Charles

It all depends on how much higher above the BFE you build. For every foot above, the rate drops. 3-4’ above will have you in the $600 range, give or take a little. You will need an elevation certificate for exact quote

Well I wasn't....until 2016

Flood insurance went from $400ish to 600ish

If flood zone X about $465/year (about what i pay)

not sure with flood zone AE w/ slab elevation certificate.

I know what you mean - our house in the NOLA area was in a no flood zone - paid $343 for the flood insurance in 2005

Didn’t go back so who knows what it is now ...

depends on lowest floor elevation. Would have to get a certificate on it, but around 4-500 a year.

At least these prices are making me feel better about the pricing. I will build up, but anything under 1,000 would be good with me. I’ve heard some bad stories, but they weren’t above bfe.

A FEMA risk map will tell you what type of flood zone you are in. I am in an AE zone (coastal) in a piling built home with the first floor living area 3 ft above the Base Flood Elevation and I pay $500 a year.

I'm in NE LA. If it floods in my neighborhood, I'd be looking for an ark.

You won’t be able to build under the local BFE so you’ll be OK.

Just don't. It will flood and be worse than the zones indicate. 100 year floods every 10 years is the norm now. Get higher.

VE flood zone in the Florida Panhandle. 1% chance of flooding in a year so it's not cheap, and I got storm surge from Michael - so checks it out. $2,500/year. I built 3 feet above minimum so I have the lowest rate possible for VE. 15 feet above the ground. I allowed for some flooding so Michael wasn't a problem. I'd do it again. The land was cheap so I have a bunch of it. Elevating the house gets it above the bugs and gives a nice view and some air movement.

You should not have anything like the challenges I had to build my house, and I'd do it again in a heartbeat.

I am in St. Amant, flood zone AE. Didn’t get water for the 2016 flood but the water was close to my house. House is 2 feet above base elevation and I pay $1000 per year, $250k on dwelling and $50k on contents.
