I want to get flood insurance after the recent flood in Baton Rouge.

However our property is partially in the "X" (lower risk for flooding) category and "AE" (higher risk for flooding). Our house sits on the higher ground and has never flooded but the lower side of our property had 6 feet of water on it during this recent flood.

So the insurance provider rates our property, including the house, in the higher risk category.

However, if I get an "elevation certificate" from a surveyor which proves the house's slab is at a certain elevation above the recognized flood zone, we can be rated in the lower risk category, thus cutting the annual insurance cost almost in half, from approx $880/year to $450/year.

I'd appreciate it if anyone could recommend a surveyor you've used and were pleased with or know of. I'd like to not have to resort to just calling random surveyors from Googling.

Thanks.

I'm a registered civil engineer that does elevation certificates. Give me a call to discuss 225-927-7171.

This should be provided in the paperwork when you either purchased or built your house. Typically, they are included. May want to check the paperwork before spending money on a survey.

Thanks. I'll look for that info, but as I recall we didn't get a survey because we didn't get a mortgage to buy the house.

If your entire house is in an X zone, they shouldn't rate you as being in an AE.

Unless flood insurance was an issue when you bought the house, you would not typically get an elevation certificate even if there was a mortgage lender involved.

If you still have my cell # text me and I'll get you in touch with a guy who can help you.
