If it were mine, I'd tile the whole thing. They make excellent looking faux wood plank tiles in many shades and textures and no matter what you go with, 800 sq. ft. is not a huge space to cover, especially if empty at the time.
The cost and time to install will depend on if it is going over a wood framed building with a wood subfloor or on a concrete slab.
