DR Horton files plans for a large development in Baker

I wouldn't buy one, but I'm sure there's definitely a market for homes under $300,000 in the Baton Rouge area. Seems like anything is selling.

I think this is about where it's going. I imagine it will eventually be 400-500+ homes given the size of the lots and the size of the plot of land.

I would honestly like to know the expected life span for a DR Horton home. I’d guess maybe 25-30 years?

It's going to look like that neighborhood off Buddy Ellis in Livingston Parish. Which is to say, a lot of standard 3/2 homes with cheap finishes for people who want to own an entry level home instead of rent.

I can't remember which one but either DR Horton or DSLD put drywall under their soffit for "fire-blocking purposes" according to them. What's interesting is they are still putting vented soffit and ridge vent not thinking that the drywall under the vented soffit is blocking airflow.
Also, even though they are using "water-resistant" drywall, every home I have had the pleasure of fixing after the hurricanes already have mold growth and wood rot from the drywall holding moisture.
I have scratched my head a few times over this but they apparently use it as a selling point.

I'm pretty sure that's Zachary city limits. There was a big hooplah up here about schools not being able to handle all of the additional kids before this was approved.

The prison isn't abondoned. It has women offenders in it now that got moved there after the flood in 2016.

Zachary School district not Zachary itself. So that the developer goes through Parish and not Zachary.

It is not in the City of Zachary. It is in East Baton Rouge Parish. Zachary city limits end at Cedar Bend Subdivision just south of Copper Mill. The City of Zachary will make a recommendation to the Baton Rouge Planning Commission and Council since it is in the Zachary zone of influence. Schools and fire protection will be provided by Zachary. They will recommend to BR to deny since that it is what they do with all applications that are in the zone of influence and will not annex into the city.
