What would it cost you within 90 minutes of BR? For a camp then tree harvest down the road? 2k/acre?

Those days are gone. Best bet is just north of stateline in SW Mississippi, but you will be hard pressed to find a tract that size for less than $3k an acre

You need to get a timber buyer to look at that and tell you what it is worth. The current owner likely knows too.

It might actually be around $350k or more.

The price of land out in the middle of nowhere is outta control.

Timber prices aren’t that great right now even thou the cost of lumber is out the roof.

80 acres for 250k

150 acres for 525k

To get in your price range you may find something in St Helena parish but unless you live on it and can protect it, everyone else is gonna use it when you aren’t there
