Thoughts on stained concrete in new build. Money saver? Hassle down the road?

Builder tells me theyre money savers and draftsman tells me theyre not. Draftsman tells me they get "paths" worn in the main walkways and have to be stripped, restained, and resealed in the future.
We want to go with concrete and just put rugs in the rooms we would like.
But we don't want a hassle down the road of redoing floors.
Thoughts?

I agree with draftsmen. Don’t get the stained concrete.

both are right IMO

they are definitely initial money savers, but over time "paths" will form

the best thing about stained concrete is that you can always go back over it with something different in a few years, but if you don't need to save the initial costs and don't want to deal with the hassle of redoing your floors in a few years, then don't do it

BUT my parents have had their concrete floors for 20 years now and you really don't notice the paths with all the furniture and rugs and whatnot

We're doing stained concrete in a build and with the price of freaking lumber we need every savings we can find. We also had planned on maybe covering it later if we wanted a change.

I did this and used that rug gripping tape to keep the rug from moving. It embedded itself in the sealer over time and had to be scraped off when we stripped and resealed. I will never go with stained concrete again.

I have stained concrete and I hate it. We have paths worn in it and you can see every little hairline crack in your concrete. I just hate it. Also, you probably have to get it stripped to lay something over it. Like the rug tape mentioned above, the sealer doesn’t play nice with a lot of materials.

Every type of flooring gets worn pathways. This phenomenon is not limited to stained concrete. Every type of flooring needs to be repaired, replaced, etc eventually. We liked our stained concrete until we didn't. Eventually we floated waterproof laminate over it.

If you like the look, go for it.

Thoughts on stained concrete

trashy
uncomfortable
unwelcoming
waste of monies to just cover it up later

It belongs on r/trashy

Solid wood plank is my preference. I'd never want stain concrete, but laminate is worst.

Is it a budget thing just leave it raw then later you use some slate tile over it or whatever finish you want brick pavers terracotta or stain it there are diff qualities of stain and sealers. Grinding concrete with the aggregate on top looks very cool just seal it and go gives you a gray terrazzo look to it

I read this as "stained concrete in new BLIND" and had two thoughts:
-you fancy
-that's definitely a hassle and not a money saver

Had it in one house that I moved in and hated it. Cold shows dust, and if you have kids with toys, then you forget about it staying with a good finish. Also this to think about, cheaper to put flooring down now than to put down later and have to move furniture out and redo base beds and door clearances.

Had stained concrete in my former home down hallways and second living room. Stained the patio myself. So what if ‘paths’ show? It’s your house, right? Personally I liked the look. I would never have engineered flooring or vinyl planking in my house. Your mileage may vary

Had it in our last house....wife wanted to tile it over, but we had to have the sealers/clear ground off first by a crew with professional grinding equipment. That was almost $2sq ft by itself, so if there is any chance you want something else later don't do it.

If you want all the charm and warmth of warehouse flooring, go for it. Different strokes for different folks I guess. I've known 2 people who built and went with stained concrete, and both hated it. They were looking at covering it with something else within 6 months. I see the poster above that says he would never have LVT, but I love it, because it's nearly impossible to scratch, doesn't show dirt, and is extremely easy to clean.
