Buying land questions

I have many questions you baws may have the answers to buying land.

1. I’m looking in north western LA/ Mississippi area. Pretty plentiful area for deer?
2. Whats the minimum acreage do I need for hunting, a shack, and possibly a pond?I was thinking 25-50 acres would be needed. Pond isn't really a requirement.
3. What should I expect to pay per acre for land? I was thinking about 3k an acre.
4. Should I pay cash or finance given the low interest rates?
5. Is there any real estate agents that you guys could recommend for helping with this process?

Louisiana Land Bank is top-notch for financing.

Sounds like a lot of expectations out of that size, but absolutely doable (pond included). Try and get it adjacent to a WMA or national forest.

The most important thing about the land is the location. The most important thing about the location is: Your Neighbors.

If you can find 40 acres between two big landowners who manage their property for wildlife, then it will hunt like 200 acres. It's worth $5k an acre or more.

If you have 100 acres that has bad neighbors, trailer parks, and wild dogs roaming around. Then it's not worth $1k an acre.

I would much rather have the right 20 acres, than an average 100 acres.

Be patient to find the right place. And be willing to pay for what you need.

50 acre tracts are rare that are decent. I'll sell you 50 acres and a house in norwood. You will have to finance it though.

Be upfront on what your goals are. Great hunting land isn’t always great for building, timber, or is pretty. Neighbors control your hunting on small tracts. Consider utility availability if you want to live there. It’s cheaper to already have them there, but they may be in the wrong spot.

As others have said, be patient, and be ready to move quickly when you find want you want.

This piece of land would just be a getaway to ride 4 wheelers, do bonfires, hunt, and just relax. I also would like to have a piece of land incase the commies get too bad it would be nice to have somewhere to go one day.
I have an RV so I don't necessarily need a shack or a house on it already.

If you want the highest percentage of killing a big deer then look for land as close the the river as possible. I’m not going to argue with anyone, yes there are big deer everywhere even places away from the fiver, but numbers wise, it’s not close.
