What are interest rates right now without paying points?

Over 80 percent loan to value and good credit at 750+. I’m just trying to see if quote I’m getting is competitive. Has me paying $7,200 worth of points At closing for a 475K cash out refi. Rate is 2.99% for 30 year term.

Or I have option of not doing cash out and then it’s $2,250 worth of points for a 293K loan 30 years at 2.875.

It seems like $7200 is a little much to be paying for a 2.99% interest rate right now. Aren’t points an option or do you have to buy them no matter what?

Besides what company you did refi through when was it done. They’re telling me rates are trending up just a little. Nothing major but starting to go up a little here lately.

Rates are going up. At the beginning of September I was offered 2.625 no points. I pulled the trigger 2 weeks later and had to buy $1,700 in points to get it at 2.625. Should close mid October.
