re: Atlanta, Charlotte or Nashville

Marietta proper is fine and has some charm. It's not 30 miles away though. Overall I think Atlanta suburbs are declining, but that wasn't really my point in the 30 mile thing. But on a county-by-county basis, it's hard to see which suburban counties are on the rise.
IMO it's a cycle with the outer burbs especially. They go from somewhat rural/nothing to suburban in character, but they're fairly cheap because of the distance. It leads to a boom in development and increasing quality of life (at least from a suburban angle). People with reasonable priorities flood those areas looking for decent schools and space, but because of the nature of the development (cheaper, chain-centric, etc.) it's often followed by a steep decline because it's accessible. Moreover, because they've got nothing to hold value (far from the city, usually no geographic features, new-built cheap neighborhoods instead of older, established areas), people flee to the next outer suburb that's growing up. Which leads to a vacuum and home price collapse that is filled with people who may not have the original priorities of the first group.

Okay let’s bring this back to point:
Let’s rank by the following:
Career advancement/opportunities
Family life (mid 40s)
Amenities (restaurants, shows, parks, etc)
Housing costs ($800k-$1m)
Ease of access for travel (push between Charlotte and Atl.)
Long term viability

I love Atlanta. Live in Marietta and work in Buckhead. Awesome.

How is that a nightmare? Both places are awesome to me.

Atlanta... too black and too much rap.
Nashville... seems like it would be a fun place. Big music scene, nightlife, etc.
Charlotte... I don't know anything about Charlotte.

I live in Buckhead and work in Norcross, I could hear Phipps getting looted a few months ago when shite was bad. Slept with my gun in my nightstand ever since that night. I know a girl whos car got broken into and fricked up during the "protests" too. Our glorious mayor is ok with all of this and is making excuses for these people. Thats why I dont like living here right now, coupled with the traffic and the sheer number of people too.

Moving to Charleston from DC in November. Can’t wait. Was eyeing Raleigh and Charlotte and San Diego as the wild card.

My take:
Career - Atlanta for most things
Family life - I think this is close and varies greatly by area, but perhaps Charlotte?
Amenities - Atlanta, but again, probably close. Atlanta is bigger and will have more of most things.
Housing - I'd assume Charlotte is the best bang for buck here? But 1m will get you well situated in any of the three. 800k-1m is about right to get into a decent sized (2000-3000) home in a nice (but not elite) neighborhood in town Atlanta. It'll buy you a quite nice home in one of the close in burbs (Vinings, Sandy Springs, etc.) and buy you a large home outside of that.
Travel - Atlanta IMO. Especially with you being a Delta loyalist.
Viability - Probably Atlanta. All are long term viable. Atlanta has the biggest near-term risk. Nashville probably with the biggest long-term risk.

Answers for Charlotte..
Okay let’s bring this back to point:
Let’s rank by the following:
Career advancement/opportunities - What’s your career?
Family life (mid 40s) - pretty good. Schools in the city are a crap shoot. private schools, $20k yr for most. Charlotte Schools (CMS) are a disaster most areas.
Amenities (restaurants, shows, parks, etc) - not bad, multiple music venues, get all the big acts, pro sports, ok restaurants, decent off broadway shows, large amusement park.
Housing costs ($800k-$1m) - You can get a decent house for that. Depending on your idea of decent. Just do a search on realtor for an idea.
Ease of access for travel (push between Charlotte and Atl.) - yeah
Long term viability - probably decent
Lived here 15 years. I like Charlotte, wife isn’t as fond. Lots of wealthy new money investment banker types. A pay grade I’ll never get to.
Can’t afford to live in a house that has all the things we’d like, in the areas we’d like. There’s a trade off.
Close to the mountains is big for me..
Close to the coast..not as big a + for me...Cant compare Carolinas Beaches to Gulf Beaches.
Good weekend getaways in Asheville and Charleston (if you can afford a hotel there).
