Selling A House Now

So I’m currently trying to sell my house. Considering building but needed to sell first.
Am I insane for trying this now with all this crazy shite going on? My concern is I sell quick and then the world shuts down and my house doesn’t get built in a reasonable amount of time. Then I’m stuck in a worse situation in a rental property that’s likely considerably more expensive than I’m paying a mortgage right now on and I’m not building equity.
This sucks

Do you live in an area that heavily relies on oil/gas income?

No not really. And my income is not affected by any of this

i just accepted a big offer on my house yesterday and am wondering if i have anything to worry about as well since they are using financing. they've already got a pre-approval for 20% and we just signed a contract.

It's a sellers market. If your buyer is going to have a job over the next few months.
Going to be putting mine up for sale soon, my build should be done in July/August. I am worried about a recession both for selling my home for a good price, and finishing my build and getting a good mortgage rate.

Not many red flags in that statement unless "big offer' is much more than the appraisal.

Doesn't that make it a buyer's market then? Smaller pool of buyers and a savvy buyer potentially knows that.

that's kinda what i thought... fingers crossed on the appraisal

We're in the same boat with selling and building. I have a family member who is a real estate agent, and her very busy schedule is clearing up quick. She has had contracts cancel, people who are selling decline to show to buyers because they don't want people in their house, all kinds of issues cropping up. We are moving into our rental, then listing our place when it's vacant and will see how it goes. I'm considering keeping my office in this house to work, so that'll be the extent of what we have here besides boxes in the garage that I can move nightly if we get under contract.

In the permit stage here of building here.
Wondering how the building material supply chain will be affected.

I put a contingent offer on a house March 1st, house hitting the market tomorrow. Going to be one hell of a ride!

update: house sale fell through. buyers backed out due to "personal" reasons they wouldn't disclose(they probably lost their jobs).
we've moved on to a backup offer that is unfortunately contingent on the sale of their house... i these trying times.. good luck to us and them i guess

Whatever you do, do not pull up that for sale sign no matter how many offers you get. Show that house up to the day of closing. shite happens all the time.
And with your current offer, make sure there is a timeline on there for them to sell their house. 30 days or something. But keep showing the house and get more offers. Been there twice
