Good Areas in New Orleans

Currently in a small townhome in Lakeview but looking to get something with more space for our growing family. What is a good bang for your buck area to look in around New Orleans that you can have a safe, nice home with decent space, but not the price tag of Lakeview or Old Metairie

West Esplanade area from bonnabel to Bucktown area. No question that it’s the area with most potential in the future.

Can’t go wrong with this area—get all the lakeview amenities without the Orleans Parish BS. Although, a friend of mine just bought a 3/2 70’s style ranch home off Aris between vets and west esplanade for $325k. Seems steep but Metairie is not really that cheap.

Doubt you'll find anything in the "good bang for the buck" price range in a desirable N.O. neighborhood.
Uptown, Mid-City, Lakeview, etc. are all very expensive to buy home in. Areas like Gentilly are starting to see increases in home pricing.
Hell, even the Lower 9th Ward is stupid expensive for what little amenities there are in that area. I've seen homes sell for over $200K down there with boarded houses all around them.
There are some good deals on houses in St. Bernard Parish, but you'd have to deal with the bridges on St. Claude or Claiborne and head through the 9th Ward and Bywater to get to most jobs. For sure the property taxes would be a hell of a lot cheaper down in da' Parish.

Or out in the opposite direction in St Charles Parish. A rated schools, too.

Zoom in to new Orleans in this link and judging by the demographics seen, you'll probably find an area you're looking for

I see that license plate nearly every day on my way to visit people that are friends of mine. The car that has the license plate is always parked at Captain D's in Denham Springs.

Bucktown/Bonnabel shot up in pricing in the last 2-3 years but still a lot lower than Lakeview or Old Metairie.
A common occurence in the neighborhood is people buying an old lady 1950s/60s house at an affordable price but instead of tearing down they renovate. You can piecemeal renovate over a few years to make things affordable.
No longer dirt cheap but definitely an up and coming area as older folks die out and new families are discovering that it's really conveniently located next to the city but with functioning infrastructure, strong police protection, and somewhat responsive government.

People started buying up empty lots and building McMansions on them by me. After that, contractors started buying older houses, barely doing anything to them, and reselling them at higher $/sqft prices. Doesn't bother me, because my house just keeps appreciating

Not sure how far away you are willing to go outside of new orleans but I live in Destrehan and love it. Schools are great, houses are nice, and can still get to nola in a short amount of time.
