New roof warranties

Getting ready to replace our roof and also add on to it with a covered backyard area. I've narrowed my roofers down and will be going with the lifetime architectural shingle (50 year, actually), but am strongly considering paying a little more for the roof from a GAF Master Elite roofer who offers the "Golden Pledge" warranty. Because it covers "workmanship" (read: LEAKS) for 25 years, I feel like it may be my best bet. Most other lifetime shingles don't offer that, just manufacturer defects.
Anyone here with knowledge on the subject that could sway me one way or the other?

Most warranties are a load of shite. You pay for something that'll probably never happen. If it does, they'll do a half as'd job fixing it.

That's a great thing because insurance companies don't want to pay out jack for roof issues nowadays.

I assume you’ll have to prove the leaks were caused by their poor workmanship?

Serious question-I don’t know much about construction. What’s the advantage of having the nails driven by a hammer as opposed to a nail gun?

Usually they set the pressure too high and blow the nail through the shingle. There are good roofers whonuse nail guns.
As far as the shingle warranty is concerned, better be sure the roof is installed correctly. Been selling shingle for 20 yrs. 95% of the claims are denied because of shitty installed shingle. Most shingle really only have a 5 year warranty. The rest is prorated and installation is not covered.

No. Only other cause would be "acts of God", so would fall under homeowner's policy.

The GAF Golden Pledge is not prorated.
Also, for the person that asked about making a decision based on them being around in 25 years or so: First, they have been in business since 1984. Second, it isn't their warranty, it's GAF's. If they aren't in business and we have an issue, GAF contracts another Master Elite roofer to complete the repairs.
It's a very unique warranty in the industry. I don't generally buy extended warranties, but this is a little different animal. And I'm not paying more than what most roofers have quoted me. It's simply a benefit of what this roofer is using product-wise.

I had GAF Shingles installed by a GAF Master Elite roofer. It leaked within 30 days of installation. Roofer avoided calls and I called GAF. They refused to even come look at it until I informed them that I would also be including them as a defendant in the lawsuit. The GAF inspector showed up in 48 hours and blamed everything on the roofer not following GAF installation requirements. I ended up using the GAF inspection report to sue to roofer. Roofer eventually settled the lawsuit the week before the court date. I got paid but it took about 2-3 years.

Basically they find a guy loyal to them and their dealer that buys x amount of product.
Instead of having a roofer buy shingles from GAF, underlayment from this mfg, and buy other things GAF can provide elsewhere they work with the larger volume contractors. They tell the roofer if you install it correctly and use all the products from GAF that can be used on the job we cover the job.
Bottom line they always find ways to get out of it.
Unless the shingle granules falling off in an excessive amount or you have roof rusting like Atlas did back in 2005-2006 era when the magnet did not get the metal out of recycled tires used in mfg it is a gimmick.
Yes, I owned 4 homecenters and sold GAF products. I also learned most roofers are crooks or clowns. When the times are good they pull up in a new truck. When times are bad you cannot even find them to pay their bills. If you do they are driving in a beater truck hiding out in a trailer park.

FYI - Roofs don't leak because of the shingles. The leak when the membrane or flashings deteriorate. Best way to prevent roof leaks is to upgrade to a rubberized membrane (EPDM/Modified Bitumen)

So, was the GAF inspector correct? It sounds like he was and the roofer was, in fact, to blame.

Yes, I know. One of the reasons I was thinking of going the Golden Pledge route is because it requires the roofer to completely replace ALL components of the roof to be covered, i.e. underlayment, flashing, etc. They will all be new. Most roofers do not do this when replacing a roof.

GAF said the Master Elite Roofer recommended on their website was a hack, sucked at roofing, and it wasn't their problem. The GAF roof shingles were not the problem.
GAF listed items like the roofer not using GAF starter strip, nail placement, not using proper flashing, sealant appplication, yada, yada, etc.
So the workmanship was the cause of the leak but GAF wasn't responsible.

I’m on residential sites almost daily and can guarantee you that any roofer that I sub is going to laugh his arse off at you if you request this.
He will no doubt take your extra money, but you ain’t gonna see them do shite to your roof.
Every bit of work will be done while you’re gone, with a nail gun.
Try to convince Pedro that he has to use a hammer and nail when he has a nail gun sitting in his truck. Not happening my man

I know that the Florida Building Code is the strictest in the nation but I can't even fathom a roofer not replacing the membrane. 15# felt costs $0.25/SF. Ya'll must have some dumbass contractors.

I just had my roof replaced under an insurance claim in Florida. They replaced all flashing underlayment and shingles. Underlayment is hand nailed, the rest with a gun.
