Most of the folks in Louisiana need a place to store their stuff while their house is being sold and moving to Texas.

They are fairly low overhead.

A few of them near me. One of them is really nice with elevators and what not...geared towards homeowners. Another one has covered boat and RV storage.

My friend owns four locations in different areas in the south east part of the state. I've never talked specifics, but I've heard from other friends that it's a cash cow and he is doing very well.
I know at one location in addition to the normal units there is a local government entity that stores vehicles, a few boats, and other stuff with him.

Because I can take a chunk of land and turn it into a building that pays close to $1/sqft. Cheap construction costs considering most of them are just corrugated metal, a bit of insulation, and one light bulb per unit. Cheap overhead considering you just have to pay maybe 2 people to stay at the counter and a maintenence man. You can get even more out of it running truck rentals.

Pretty boring business venture but its a reliable source of income if you put it in the right area.

I put a Storage pod from Attic Plus in my yard for a few months while renovating my garage, clearing furniture out of the house, painting interior, and shoving “stuff” from my house and garage into it.

Big garage sale is planned in March. Whatever is left gets donated and the temp Pod is sent back.
