You would be shocked at the number of flooded homes that were bought up to be remodeled and put into the section 8 program. Hundreds of them

Houses in good shape in Broadmoor still command $90+ per square foot. Broadmoor has largely escaped the "sherwoodification".

Have you seen what property values in Central have done the last 5 years? Flooded stuff is selling for pre-flood prices, and non-flooded stuff is up a good bit. Central and Zachary, despite being located in EBRP, will thrive on the backs of their schools. Much like St.George would have.

I'm from the area and like I mentioned earlier in the thread, I only see those couple of neighborhoods down Hooper going down hill. The rest of Central will be fine because of the schools.

All areas run in 20 year cycles. South Baton Rouge has areas that are changing. Central is 10 years old. That is why I said 5-10 years. Powers to be are pushing for "more affordable" housing. Well you start getting Section 8 and areas change. 20 years ago O'Neal at South Harrell's Ferry was very nice. With St. Jean Apartments that area changed fast.

I don't know where you got that less than 600 kids from but it is wrong... my son goes there. There are around 1000 students or more

I don't think you're correct. Central has it's own school district which will keep white people there. Plus, Central has a strong community pride that I don't think people give them enough credit for. Say what you want about Central, but the people from there are proud to be and are usually hard working, blue collar folks who give a shite about their schools and their community. Pretty much the complete opposite of ghetto blacks.

I grew up in park forest off of north Sherwood Forest. Since I lived there from 1994-2006 it has always been a black neighborhood. I always loved living there and everybody there were hard working people who kept their houses nice. Matter of fact Jim Hawthorne had his house flooded in park forest and he rebuilt his home there. It was always run down looking but even more now in the area.

It's sad to say, but blacks are like an infection. The slowly spread to an area until they totally take it over and it slowly dies and become absolute trash. There are literally 100's (if not more) of examples of this. Monticello, Sherwood, etc are just the most recent.

Yes, I know there are individual exceptions to this rule but I'm talking about the black community as a general rule. I can't think of anything community wise that has become predominately dominated by black people that has actually improved.
