The stupid place in BR constantly emails me. LINK - party playground
You can buy the inflatable bounce houses for like $600 for the small ones up to a few grand for a larger one.
I imagine it's pretty full after school and it was packed during the weekends when I took my kids to a birthday party. They had it down to a tight schedule.

As a mom, the indoor bounce houses are s nightmare and completely disgusting.
Trampoline parks are great. Arcades with rock climbing, zip lining, bowling, miniature golf would be good too.

Call three local commercial real estate brokers, and ask each of them to provide you a Broker Opinion of Value. If any of them ask for a fee, they aren't your guy. This will allow you to get an estimate of market value without having to pay for an appraisal, and will put your property on the broker's radar for potential buyers or tenants.
If you're looking to open your own business at the property, that's another conversation, and would require more details.

Real answer- some gun nuts in hoover turned an old grocery store into a indoor shooting range and gun shop. You could do that.

Altitude is a few minutes from us. The kids love it, a guy from BR bought the whole mall. We talk a bit (I'm there a lot) and he said high cost up front, but he is making a killing. Didn't ask numbers, but all summer it was PACKED @ $20 a head per hour. There is one up the road by Top Golf and it was always packed as well.

Brewery
This was going to be my suggestion, especially if it isn't in a place where there is an oversaturation of breweries.

Give some people in north Baton Rouge some money to start a business in there. Murder rates will decrease.

1. Non profit food bank
2. Farmers market/coop
3. Indoor sports facility: pickleball, mini field soccer, golf simulator
4. Liquor store
5. Brew your own beer
6. Porn superstore with sexbots
7. Sweater vest store for Malzahn to work at after we can him.

But I still guess the biggest cost is the initial buildout and equipment.
And insurance.
Ya, they may make you sign a waiver. That doesn't change the fact that waivers don't stop people from suing you
