re: Where would you live in Houston if your budget was 750-800K (Mostly Inner Loop)?

Another vote for oak forest. The elementary school is great. Middle school is improving each year and from what I hear is decent now. You can get a nice size house and lot for 700-800k as opposed to having to spend 1M plus in the Heights.

If you can afford 750-800k for a house you can afford private school. I choose the Heights. Or you can knock some off your budget, you can still do pretty well on a 600-650k house in the Heights

Oak Forest isn't a bad option at all either

Oak Forest/Garden Oaks/Shepherd Park Plaza meets those criteria. The neighborhoods are in the same area.

You can get a nice house for 800k or less. Good elementary schools. Improving middle schools. Decent commute as you are just north of the inner loop.

Also Spring Branch north of I10 to avoid flood areas. May have to stretch budget on the home.

Appreciate the suggestions, guys.

Yeah, I am definitely cautious about Bellaire, and Meyerland is basically not even on the list because of its issues.

Prior to starting this thread, my main choices were Kingwood, Neartown/Montrose/Upper Kirby for a condo if it was zoned to good schools, and the Heights.

Kingwood's benefit is that it's a good 300K cheaper than the rest.

That makes no sense. he could be shelling about anywhere from 20-40k/year for two kids in private school.

You can get nice homes in Oak Forest and Heights area west of Yale for significantly less than 800k, that was my point

Was coming to suggest it...Briargrove is doing well, we stayed high and dry last week. Not quite inner loop but close enough. Can still get a decent house for under $800K (not one of the nicer ones, but decent).

Barry, I agree with you. It's 750K for a home, plus 20-25K a year per kid. If they're zoned to a bad middle school, then the house plus kid cost is over 900K. And you're at a million with a second kid

I probably should have said my entire pre-college plus house budget was 850K or so.

Interesting how Kingwood could probably meet those conditions under 500K, but in the inner loop, it's very hard to get that for under a million.

I'll definitely be looking at Kingwood and other parts of Humble ISD for high lying areas.

If you're looking at Kingwood, also look at Atascocita. It's right next to Kingwood. It's almost like an extension of Kingwood to me. Very similar area.

Yea, he might have technically lived within what's officially the River Oaks neighborhood but there isn't a single "River Oaks House" worth significantly less than $800K...

I know a couple who live on Grovewood in Timbergrove. Inside the loop, didn't flood, short commute to downtown. I don't know about schools because they don't have any kids.

While their house is a renovated ranch and cost less than your price range, they are new builds on their street and in this neighborhood that I think are in your price range.

Oh and inner loop....does that mean inside the loop? Maybe not.
