So after some digging....the land owner of my lease lives in BR and is oblivious to any rules. I havent spoke to him yet but someone else informed him of the gate.
Spoke to my neighbor who owns the property to the north of us. He said that 15' of the levee is for the Parish and access to the properties. Also this guy has tried this years ago and it was torn down by the Parish.

30 years and you may be good through acquisitive prescription. I'm not sure if that extends to lessees or just landowners though.

Alright. Got an update but it is getting messy.
- My property owner's family used to own a plantation in the area. Over the decades property was sold within the family. He owns the 250 acre section we are leasing but hasn't been down here in years since he lives in St Francisville
- The resident gate builder is nobody. His wife's dad's brother or something owned lots of property in the area years ago. I found the land owner of where this gate is. This owner is the resident's wife's dad or brother. He doesn't care if we use it since we always have for the last few decades. I also got the owner to sign a letter saying he grants access to my club on the levee to get to lease. It then got nasty as the gate builder and land owner get into a family argument right there on the levee. Gate builder told me "I don't care what the land owner said, frick you, get a lawyer"
- gate builder says his wife has say so and he is legal in building the gate. True land owner says it's not hers yet.
- land owner says years ago he allowed the Parish 60' from centerline of canal for access to maintain canal. True wording will be looked into by a lawyer
- I spoke to the land owner on the other side of my lease who has had problems with this gate builder in the past. This land owner is from a powerful law family and a civil engineer who runs a surveying company. He says if my club can't control this gate builder it presents him issues too so he is involved. He and myself are getting the real estate lawyer involved tomorrow.
- parish levee committe was notified of gate and will be inspecting it soon if not already.
Hopefully it's clear legally that he has no say so since he does not own the land and has to remove gate or give access.

That's a racket. Upside is his gate is pretty ghetto and doesn't stand a chance at stopping someone who's tired of dealing with his shite.

I'll tear it down once I get a lawyer approval to go along with my land owner approval. I want this shite on legal record so this is the last time I deal with it.

No he doesn't. I'm assuming when I call his bluff on the lawyers this will get resolved quickly (besides the fact it's not his land that he put the gate on)

Not that it really matters, but why is he just now trying to enforce this bullshite? Is he hunting the property or something? Or just trying to be a dick?

He has no property to legally hunt. Every club in the area, from what I'm told, has had problems in the past.
He claims a rep from conoco oil told him conoco owns all the swamp and that all clubs were trespassing. There is no way that this happened.
He then gated the road saying if the clubs were trespassing in the swamp he didn't want them using "his land" to get there.
The messed up part is that there shouldn't be a dispute because this guy doesn't own anything. His wife's family owned land in the mid 90s. Over the years it spilt along with the family. Now it's a watered down family land dispute that catches my club in the middle. Lucky for us it also involves a powerful land owner next to us.

looks like you are just dealing with an a-hole who thinks he can do anything he wishes.
I would push this till the end just to prove a point even if he offers a key or removes the gate, he aint finished with this yet.

I'm taking this as far as possible. I pay to hunt, follow the rules and have lots of money and time tied up back there that I can't get to right now. The gate isn't there legally and he isn't giving a key to anyone but his kids.
The only way this ends is to get it taken down with the proper paperwork from the courts and have this settled

God I hate local yocals that think they are entitled to the land. I had a bad property dispute last year which almost ruined my duck season. Hope it gets settled quickly for you seapickle!!!!

That's the biggest problem. You can expect him to keep up his a-hole ways. I was involved with a lease years ago in the marsh where the neighboring club didn't like the fact that we were getting more ducks than them so they changed the gate locks. Ended up getting the sheriff involved and the gates were left alone, but on multiple occasions we got to our lease to find gas lines cut, plugs pulled out of boats, and an old access bridge burned.
