Why is there such a thing as white flight if no one is racist?

No one admits to being racist and its frowned upon, but yet why is there private schools when there are public schools kids can attend for free? And why is there not people moving into the hood and building nice houses on cheaper land instead of gated communities?

Its called the middle class moving away from the trash. It happens everywhere regardless of race. Middle class and rich ppl don't want to live around trash of any color.

Neither of the things listed has anything to do with race.
One of them is quality of education the other is because hoods have crime. Criminals come in all shapes and colors.

If you're looking at it from a pure economical angle, then buying a lot in the ghetto for 10,000 then building a house makes a lot more sense than spending 100,000 on a lot in a gated community then building that same house.
