Disagree, raising a family inside the loop is great if you can afford it.

Just upgrading?

Heights is nice. I don't think I would enjoy living there though once I got in my 40's.
It's definitely a younger crowd set up

Yeah. We did the restoration thing on our last one, going to keep and rent and buy a home to get us through elementary school.

Young people and Tons of empty nesters but you are correct. That 40-50 year old range is lacking.

Taking Hardy is a must if you are commuting downtown from The Woodlands. I probably wouldn't want to live up there and commute downtown everyday just because I don't like sitting in traffic, but there is zero damn chance I would it if I had to take 45. Hardy is a must
This. I lived in the woods from kindergarten through high school, and drove into Bellaire 4-5 times a week around 5 pm. Hardy toll road to 610 for the MF win!!! It was probably 45 minutes to an hour there, and when I went home at like 930 it was 40 or so

We are several years from that point, but we are zoned to Love Elementary which doesn't look like a good one.
Is Harvard Elem the only public one worth a damn in the area?

I am younger (29). I looked in the heights. The cost was just not worth it to me. It's a nice area for sure, but I'm married with a kid. There is not enough there to make it worth double to triple the price I'm paying to live in a nice area like the Woodlands. I've gone out with friends there a few times, but once you get past that, it's just closer. I'm not paying that much for closer. If I had a lot more disposable income, it might be a different story as I could afford a house worth living in.

Sugar land, Stafford. Bellaire. Brookshire would be nice but it won't fit to your commute time frame.

Important factors are:

-Around a 30 minute commute to downtown both ways.
Hate to break it to you but these are 3 points on a triangle in houston. Pick two, you can't have all three.

I agree, and the closer thing is only a huge benefit if you have a comute (I don't). So on the weekends if I want to go to an area downtown a 15/20 minute drive isn't a big deal at all.

I live in KW. 59/I-69 has the best traffic situation for downtown of any of the suburbs and KW has very affordable housing. There just isn't shite to do here even compared to other suburbs.

anything north on i-45 may also encounter even worse traffic the next 2-4 years if they proceed with their planned reroute of 45/pierce ...

Fall Creek if it hasn't been posted yet but not sure what schools they get zoned too, especially high school. If Humble HS, then might look at Oakhurst off 59 in Kingwood. Good area and in Montgomery County.

Oakhurst is New Caney ISD, you want to avoid that.
