Going rate on a thirty year fixed

Thinking about doing a refi on a thirteen year old house. Current rate is 5.25%.

16 months ago ours was 4.5%

You've already been paying on it for 13 years? Why would you want to add another 30 years to your payoff time? Why not refi for a 15 yr fixed?

But to answer your question, you're looking at around 4% for a 30 and around 3.25% for a 15 yr.

3.875 ballpark.. Worth it if you plan to stay in it at least a year.

I've seen it down around 3.5-3.6% but those are VA loans.

Nice perk for me.

Thanks all for the info. The reason I'am asking is I need to free up some money for a few years and if we do this we will be putting $15,600.00 a year less into our monthly note and then I can go back to paying more when ready with no penalty.

I locked in 3.675% two weeks ago. Closing as soon as the builder decides he wants to be paid for completing his work.

I checked a few weeks ago w/ GMFS

30 yr: 3.75%
15 yr: 3%

We tried to lock our rate in last Thursday and the rates had jumped to 4.75%. Mortgage guy recommended that we wait it out to see if they go back down to the 4% range.

We have at least 60 days to watch them before the house is completed.

I'm in the process of doing the same thing. As soon as I started this process the rates jumped. If I don't get in at 4.25 or under then I'll just be out the appraisal. frick me

Rates are climbing. Hearing whispers of 6% by September. I got 3:85% a month ago on 30 year and as of the end of may same loan would of 4.25%.
