So what makes a good contractor? The keys are having a stable of top flight subs, constant and competent supervision, scheduling

Was shocked to see he/they built two houses on less than an acre of land near us off of Pendarvis in Walker within the last 6 months. The funny continuation to my story is that my wife and I were married in August of 2012. We were on our Honeymoon in Fort Walton when the Hurricane blew through here. I asked my Mom to go take a drive down Simms Road and look at the old property to see what the water looked like back there.

The realtor tried to tell me that in 20 years of living near there, water had never come up. That week there was water at the kitchen doorstep.

Mind-blowing that they'd try to shove that down someone's mouth...

I follow a couple of basic rules and get no complaints. I'm a commercial and residential cabling contractor.

1) Communicate. Return calls promptly and deliver bad news first.

2) Do what you say you are going to do.

3) Be where you say you will be when you say you will be there.

Works for me.

I built an entire backyard about 2 years ago--salt water gunite pool, hot tub, 25'x25' outdoor kitchen, fire pits, and fire boxes. My builder was an absolute turd. It took twice as long as initially projected and every other day I would catch him doing something wrong or sneaky--anything to save a buck.

It eventually came out very nice, but we had to get legal on him for that to happen.

Shortly after we were done, I discovered that a metairie woman he apparently screwed over actually started a hate website dedicated to this pool builder!

What he failed to realize is by trying to frick me on every turn, he will never get a recommendation from me. We entertain a good bit and are constantly asked "Who built this backyard?"
I always tell them who built it and to stay the hell away from that a-hole. He could have easily had 3-4 more $150k+ jobs just from my referrals had he not been a douche.

What I see is the difference when I moved back from California.

1. Most residential guys rely on subs. Very few can layout a jobsite.
Saw way too many layout issues of pipes after a slab poured and framed sitting in the hallway.
Good jobsite layout using a total station cuts down on these errors. Most cannot operate one and this is not that much better on commercial jobs.

2. One didn't know how to use different grid patterns on windows. Simple use grid in front for design and clear in the back to see their backyard without an obstructed view.
Some home designs you take into consideration of this rule.

3. Slab the most important part of home. Why not be onsite to make sure in the forming stage and pour stage it is level.

4. Most home builders rely on subs. They go in the morning to check the job or give instructions, leave, and go back at the end of the day. Just way too many thing can go wrong or something can get communicated wrong.

You add these problems up and that is why people have a lot of issues with new construction which a lot of these issues could be solved monitoring the jobs better.

Yes some try to save a buck value engineering (cutting corners). At the end of the day it is worth it? No!

That's not how Dichary homes are built.

1. When the site is established, Dichary ensures all subs are licensed and insured. This is something he does personally and prides himself on. If he shows up and sees a sub working with uninsured laborers, he fires their arse off the site then and there.
