I know what I want and where I'd like it to be, but at this point being picky has had me sitting at home 2 out of the last 3 seasons. It was hard for me to justify what I paid last season for what I got out of it, but it was still better than watching the IST/IBT from the lazy boy.
So if you find something I'd definitely be interested.

The only family land is in laws and they have a lease on it. I've expressed interest in taking over it but it doesn't seen they are willing to get rid of them so I'm want to find something else. I have 100 acres leased just north of the state line but it's impossible to manage.

With 4K a piece and 6-8 guys we could get a nice piece in a good area. However I would want a multi year lease and preferably not from a timber company.

5 year minimum. Hardest part would be agreeing on management practices. Every time I think I've found someone to go in with they say something that makes me think I'll be pounding my head against the wall trying to get them to let deer walk

Land around here is going from 22-40+ dollars an acre. Anything west of Hwy 61 from Zachary to Natchez is gonna be on the higher end

I'm more into age vs inches. (TWSS). I want to shoot 3.5 year old deer at a minimum 4.5-5.5 would be ideal, I don't care what the horns measure, as long as it is a mature deer. IMO it's better to shoot a 135" 4.5yo than a 140" 3.5yo.

Where is the best place to look at getting into a lease? Me and a buddy both want in next year. Right now all I can do is bow hunt on land behind my work and everything is nocturnal. Fml

I don't need a freezer full of meat to validate my hunting season. I also don't need horns hanging in my shed collecting dust. I want to hunt a wall hanger every year. Maybe a doe or two early then hunt that 150+ deer. This is the problem where I am now. Nothing big enough to get me pumped about going after. I still hunt every chance I get and love being out there but I like having that one that gets you obsessing.
As far as age, I really don't think most people can look at a 185-200 lb buck that's 140" and say with certainty it's a 3 year old and not 4 or vice versa. It takes seeing a lot of bucks on a reg basis in the wild to be able to make a comparison. I just haven't had that hunting spot that's given me such an opportunity.

My lease is 20 min from Prairieville
And I have another chunk of land 10 min away from home
The hunting is tough and we don't have huge deer though. Trade offs.

Most of the places I've hunted have been the 8pt or better 14" inside spread, with most of the surrounding properties hunting equal or similar. EVERY year someone shoots a 1.5 year old deer that is a pencil thin 8 pt at 14".
I've shot some deer that are 4.5yo or better... not one of them is a 140" deer. I don't think you need to put Giles Island type restrictions on members to get good deer, and when you try to put that on 500-800 acres it's very hard to achieve, if possible to get more than 2-3 max.
I think it's harder to get a group of people to agree what is a cull buck (160lb cow horn spike excluded), when you have a 140" rule than it is to agree on what's a shooter 3.5-4.5yo buck

Speaking of. I met half the neighborhood that night. Don't remember whose who.
I just don't have enough time to deer hunt. Took the fiance twice this year and it cut into duck time. My duck lease partner is getting away from ducks and getting a deer lease in woodvills this year. So I'll kill meat at his place. But I can't give up the pursuit of ducks.
