If you have a laptop or desktop, buy an HDHomerun and an external hard drive. Now you have your own DVR with no monthly fees with as much storage as you feel like buying.
If you buy the newer model (HDHR4), you can actually watch the live stuff directly on an iPad, Android, or Windows tablet, too.
Note, this is really only worth anything if you're DVRing your major networks which are still available OTA (and many of the "good" series are running on those networks).

I don't have any first hand experience with them, but I think the special xbmc linux builds for them are pretty mature, and work ok when overclocked. It just doesn't have that much horsepower so can't run some of the more elaborate skins.
Plus once you buy one and add all the required accessories, you're almost at the cost of a tv box. I paid $74 on ebay for my mx clone, and that was from US seller. Can get for $50-60 with China shipping if you're patient.

Easy workaround is to have ANY smart TV or DLNA-capable device rather than a Roku (I'm a big Roku fan, but in reality 90% of people want it for Netflix and Amazon Prime, which many boxes are capable of at this point. It doesn't easily satisfy DLNA needs, which is my major drawback to it, though I still recommend it first more often than not). WDTV Live is the first that comes to mind that should be easily capable of this. Tons of blu-ray players are capable of this, too.

Thanks for all of the input, guys. I have an Apple TV 2, I guess if it was jailbroken I really wouldn't need netflix either.
Is jailbreaking a hard process? Is there a chance I screw it up and break the device?

Just spend a few minutes googling it and you can figure it out. It's not hard at all. I just picked up an Apple TV 1 off of Ebay and jailbroke it and installed XBMC in one night.

Just want to make this clear: being jail broken doesn't give you free Netflix.
It may give you a web browser and access to project free tv and justin tv, but it doesn't allow you to hit subscription stuff without the subscription.
I get that there's a real possibility that you're talking about torrenting (I'll discourage you from it, as downloading them is not legal, though streaming them is), but I just want to make sure that's cleared up for any confused souls.

Rent cablecard from cable company for $1-2/month.
Do not rent cable box or DVR.
You now save ~$20/month. You've spent around $600. After 2.5 years from now, you save money. If something breaks before then, you don't. It's like a gamble for your entire life, but your life is only worth about $600 in this scenario.

or use a UHF antenna for your local channels and get an Intel NUC for $200 and install Openelec to run XBMC

Is there an Intel NUC that comes with a TV Tuner, or are you suggesting an HDHomerun on the network still?
Also, I've never seen an NUC with any useable amount of storage for recordings- you'd still need an external hdd/NAS

Most people don't know you can get Netflix for $3-$4 per month. Check eBay for 12mo gift codes selling for $40 or so.
Pick a legitimate seller and make sure the description says code will work with existing accounts.

so I signed up with Plex last night
so I'm still trying to figure out if I need Chromecast or Roku
now with Plex, I can watch movies and TV shows that are on my computer on my TV
I have all Netflix, Prime, Hulu, etc apps on my TV already
do I need Chromecast or Roku? What would they offer that I can't get from my smart TV and Plex?

I have Apple TV, which aside from mirroring and syncing to itunes library offers nothing that a smart tv doesnt have. I think you are set.
