looking to buy a home soon. Whats the going rate? Who should I talk with.

Anyone but Chase and who gives you the lowest rate. Chase will throw about a million fees at you and frick up your tax payment. (anecdotal evidence admittedly)
Your interaction with your bank should be extremely limited so as long as they are willing to give you money, you should shop for the lowest rate possible. Everbank has mine right now and no complaints.

who do you bank with? Check out local banks like iberia or Gulf Coast Bank.

Bank of America is pretty terrible as well. Their website is pretty basic and you cannot even set up a recurring payment. You have to schedule it every month to be paid.
I really liked Wells Fargo. That's who we had before we refinanced. They offered to set us up on bi-weekly payments (26 payments of 1/2 your mortgage, giving you 13 payments over 12 months). It cuts your 30 year note by 7.5 years, which is nice.

They had the best rate when I was looking and the lady at the local office was a pleasure to deal with.

I am biased, but I think you should talk to a mortgage lender besides a bank. They can usually get you a better rate, even if your loan ends up with with one of the bigger banks anyway.
I can put people with BofA, Wells Fargo, Chase ect. cheaper than they can get directly from the bank, much quicker too.
All of the banks will set you up on bi-weekly payments, just call the toll free number on your monthly statement.

So if I try to get preapproved with several different lenders, does that ding my credit score? Can I get the rates/terms without doing going through the preapproval process?

If they actually run your credit it does show up. And who ever does lend will probably ask about those.

You can get rates quoted without having credit pulled. Scores can impact the rates, if your sccore is less than 740 the rate will increase slightly.

Nothing but good things to say about Iberia Bank when I purchased my new home 6 months ago.
Go see Shannon Babin at the office on Bluebonnet. Absolutely terrific to work with.
