Baton Rouge House Prices

I currently own a townhouse by LSU which I plan to rent out when I finally find another house.
My question is this, it seems most of houses in Baton Rouge have an average sqft price of 135-145+. I also have noticed over the last 4-5 months that it has not gone down at all. I have noticed houses sitting on the market for months with out a price reduction in some cases.
So my question to all the Money Board Experts is in the near future do you think this will come down or is Baton Rouge some how immune to the recent nation wide housing correction.

What is the median home price in Baton Rouge? Also, what type of increases did the market see from '03-'07?

Many homes 109 -118 per sq ft

There is brand new top quality construction all over the place priced less than that.
