Who to use to finance land purchase?

Looking at possibly purchasing a small piece of land from someone I know for recreation. I’m weighing options and considering financing. Louisiana Land Bank? Credit union?

We went with Louisiana Land Bank. They were pretty good to work with and they give out a check after each year.

You could talk to the port Allen branch if you’re in the area. The guy over that branch is a pretty good dude

I used Southern Ag Credit union, great to work with, I sent 6-7 other people to them all great experience.

I would talk with them

I don’t know that it makes much difference….most loans are sold several times before you pay them off anyway

Southern Ag does not sell, and you get a ton perks using them

Never in Louisiana but I have bought a bunch of building lots and financed with smaller credit unions. I think they need diversification and mortgages and car loans need something to offset the high number. I have bought lots using the lot as security and with signature loans both at credit unions.

I went with First South Farm Credit in 2024.

They had the best rates and also have a patronage program where it averages to about 1% reduction in interest with the yearly patronage refund.

Land Bank gives patronage refunds at about 1% per year as well.

I used the company credit union.

We used La Land Bank. No issues and easy to work with.
