What are reasonable closing costs for a $40,000 land loan?

Typically 2% on average for real estate deals. The issue is you will likely have some flat fees from the title company just to close it and make all the work worth their while. So 2% will likely be closer to 4-5%

I would’ve expected all in to be closer to $1800, so seems high to me

Hard to tell without a breakdown of the fees to see what junk fees there might be. Some fees are set by the county/parish recording fees and title insurance is set by the state.

for 40k. hell yes. i never paid more than a band more than that closing on homes over twice that price.

now that is for buying. selling is much cheaper. shop around and compare. that is what i did when i sell properties.

you should not be paying over 1k. 1500 max.

It depends on whether you are getting title insurance. Less than a thousand if no. More than a thousand if yes.

Does it also list owner’s title insurance? That is much more valuable, and the closer gets most of the premium, so I wouldn’t expect them to charge a separate fee for the exam.

Title search and title insurance are separate charges. Both are typical charges.

To the OP: 5% is high. I typically pay less than 3%.
