Mortgage interest rates

We are About to start building a house and are wondering what the interest rates may look like in 6 months? I have looked at different articles but every one of them say something different. I figured I would as the experts on the MT board.

I’m kinda surprised that people are building homes in this current economic climate.

We have waited long enough. We just paid off our doublewide and 5 acres that we owner financed for 85k and 2% interest. Now that it is paid off we are ready to get into a house.

Might as well ask what the weather is going to be like on November 26, 2025.

I’d prepare for the worst (staying in your present place) and hope for the best (lower interest rates).

And only speaking personally here, there’s no way I’ll ever build a house. There’s way too much premium in doing that for my taste.

If you are doing contractor grade crap, vinyl floors and cheap tile, sure its a waste.

If you go with solid hardwood floors and lifetime materials it is just cheaper to get what you want in the first place rather than buying, ripping crap out and putting good stuff in.

I have been around long enough to know what I want and the next place will be a build unless the market just crashes to where it makes sense to gut a place and do it how I want... before I move the first thing into it.

Again, I’ve never built a house.

The last two primary residences I’ve bought (in 2013 and before that in 2000) were both turn-key where I didn’t have to do anything to them to upgrade them. I was completely satisfied with each of them the way that they were.

It’s a personal preference as some people want to control every detail and to do that they have to build or spend a lot on renovations rather than accept someone else’s concept of the “right” house.

My wife (no pics) and I are admittedly more flexible in our taste.

I will stand by my opinion that this flexibility has allowed us to pay less for housing than having a custom home built. It is a fool’s errand to argue otherwise.

After watching this for years, I can tell you from experience these are nearly always wrong more than 3 months out... Fed Rate Watch Tool (Go to the probabilities tab to see future months)

Nobody on this board or any other can confidently answer this. We are in an interesting spot. With only a 6 month time period, I would guess about .5% lower than today. Going further out, I would not be surprised if they start creeping higher by this time next year.
