How to pick a realtor.

We are in the market for homes and do not know any realtors personally who can provide recommendations for us. We are looking at homes through zillow and reaching out to banks about qualifying for a mortage.

I found a good house on Zillow and basically requested to talk to an agent through their website. Wasn't sure if that meant an agent for us, the seller's agent, etc...

Well it connected me with a random local agent in my area who wants to represent us. So far seems professional and wants to jump on getting us some options to look at.

Has anyone here used an agent off of zillow? Not sure if that's going to automatically give me the bottom of the barrel or what. I really don't know what to do other than looking up local agents and just cold calling them to get a feel for it. First time homebuyer so totally new to all of this.

They all suck to deal with, at least you can enjoy looking at them.

Normal agents you see on signs every day pay a monthly fee to zillow to get referral leads when someone like you clicks the button. That's where zillow makes its money.

I disagree. It’s like the ole Jimmy Soul song, the ugly realtors have to work five times as hard to make a living so you can expect better results.

I called a few agencies and talked with a few agents. Ended up liking one and she's been excellent.

Hot too. So extra win.

Facts.

I personally like agents that are 45+ females.

I think men that sell real estate are a little limp wristed, I am not judging that's just how they seem.

Unless you are completely unfamiliar with the area you are looking in, you don't need a realtor.

I found a retired architect who just does it as a retirement side hustle and he's been amazing.

Are you a member of USAA or similar that may have a home buyer program? I used a buyers agent for my first house in BR, ($91,600 in 2004.) this could be your bank, credit union, etc. word of mouth is best. If you like your insurance agent, they can probably reel off 25 realtors they’d never touch in your area.

She was totally worth it, as she pointed out negatives that I didn’t see (shoe molding used on ceiling, and ceiling molding used on the floor in a Reno) etc.

I had a buyers agent for a house I sold that was so dumb, our realtor had to tell her (40+ year old) what our disclosure form was and that she had to give it to her client.

Be aware that buyers agent compensation drastically changed effective 8/17. The seller no longer by default pays for your buyers agent, it’s a negotiation.
