Pest control is expensive, but termite damage can be devastating. It’s a gamble to not have it, do I feel lucky kind of deal.
I suggest you at least get an inspection from a reputable company since it’s been so long.

I think ours was $1,100 for the initial then $150 a year after for inspections.

No way you can buy a house and not have termite coverage. Mortgage companies have required it as long as I can remember. Termite coverage is just a special form of insurance because you could lose your whole bankroll without it.
Not having termite coverage is riskier than not having health insurance unless you can afford to take a total loss on it.

Then you or your realtor was negligent. A WDIR (Wood Destroying Insect Report) from the seller should have been a requirement to close. .

Neighbor down our street had significant damage not only to his house but to the side of his neighbors house.
The source? Leftover firewood stacked along his untreated fence. Neither had termite coverage and the damage was costly.

Yes. Sign a contract. And if you're unlucky like me and have termites years down the road, they will come look at the damage and claim that it was "existing" from years ago, even though they saw the termite trails in my bathromm and I saw the termites. Spent $60 in small claims court to fight it and I lost. This was in the 90's and it was Willies Exterminating Co.

This is not correct, at least not in LA. I'm not questioning your memory, just the fact that mortgage companies require termite contracts. They don't.

I agree that every homeowner in the South should have a termite contract with a reputable company.

If it's 7-8 years and you can afford it, it wouldn't hurt to get someone out to do initial and then on a plan. I think its every 10 years you suppose to get initial.

I think our treatment initially was about $1200 and $185 for annual inspection. Retreat 10 years later. I have used the same company for 25 years and across two houses. At the old house, the neighbor had an issue but the company policy paid to replace a back patio door and framing, siding, painting etc. At the time it was likely $4000 - $5000 claim. If your home is not being inspected regularly or insured it could be a much bigger out of pocket expense.

We pay 450.00 per year. We've had termite damage 3 times and repairs were made at no cost to us. The last time involved about 40,000.00 worth of work. It's worth it in Louisiana.

Termite contracts are not necessary. Keep the soil down on your slab and check for tunnels every two weeks when you cut the grass. They can be devastating but it takes months for minimal damage. People who have structural damage have had other issues they have not taken care of They are homes such as moisture problems and rotted roofs

BUT that only covers the termites that live in the ground. Louisiana also has major problems with Formosan termites who never touch the ground. They live up in houses where minor leaks provide them with water. When you see a "tented" house, it's usually being treated for Formosans.

You have to maintain your house. Water leaks will allow Formosans To destroy your house. Be proactive and save your money or reactive and lose thousands

Many contracts do NOT cover Formosan termites, only ground termites. Also, many “contracts” only pay to retreat and get rid of the ground termites and NOT to repair any damages. Read your contact VERY carefully.
