Neighborhood reports of the store being robbed and a 25yo employee outside at the time was shot multiple times

Not one of ours, but that’s going to be an expensive luxury apartment. Same owners as the new place on millerville. I’m not worried about them at all.

It’s actually not. BR Proper is less than 48% black. Add in all of EBR and it’s even less.

It would take a while to transition. You don’t just wake up one morning and say, “I think I’ll go tax credit and start taking section 8.”
That company is a good company and I have no reason to think they will be a problem for a long time, if ever.
There are plenty of other complexes in the area that I’d be much more worried about.

BR proper is 55% black and 34% white. It probably gets closer to 40% white if you throw in St George. East Baton Rouge Parish is 45% black, 42% white.
The whole metro is majority white but that would include LP, AP etc.

Once it begins showing its age, people aren't going to pay higher rents to live there. The prices will necessarily come down relative to what it was and a different class of people will move in. As time progresses the downward drift will happen.

BR has been a majority black city since the 90s I believe, or at least black people have had a plurality since then. It's John Parker's legacy.
