Is caulking a metal roof expensive?

I am trying to reseal (caulking) 232' on a metal roof of a commercial building.
About how much should this cost?

Water leaks coming through and visible on ceiling tiles inside.
Caulking eroded on certain sections of the roof.

In my experience metal roofs require caulk on all penetrations. Which would be plumbing vents, gas vents, and ventilation. I'm interested because I want to put a metal roof on my camp, but don't like the idea of caulking a roof.

Why is there so much caulk? There really should only be caulk around your penetrations like pipe boots, flashing, and vents.

Either way, price should really just be cost of materials plus a day rate. Probably around $500 plus caulk.

Is this if I do it, or if I have a roofer do it?

silicone caulk actually rots metal roof panels.
a correctly installed and flashed roof penetration should never need to be caulked. Likewise, metal roof fasteners include a neoprene washer to seal the screw hole. Those fasteners should be replaced every 10-15 years

A metal roof properly installed in good condition does not need caulk, anywhere. Caulk is (improperly) used as a stopgap repair

They have a coating that can be sprayed or mopped/painted on. Along the same as a Cool Seal for trailers.

If you do it it's just going to be the price of the caulk. Even with 200+ feet, which is a good bit of caulk, you won't be spending much on caulk.

A roofer is probably going to have a flat fee to send one of his guys out there for the day plus materials.

Although it might be good to get a roofer to give you options of fixing it that isn't just caulking. Like possibly fixing the leaks the right way, not just a temporary fix.

Have any pictures of the roof/where the caulk is? I do metal roofs so I might could give you some other options.
