It will mirror Houston. Everything around here is similar in that it has pockets of hood or trailer depending on the demo.
The Woodlands. You know pretty quick when you hit Shenandoah.
Katy. It’s not just I-10 that tells u when you’re in north or south katy.
Montgomery county. A nice home has always been in a couple stones throws from a meth lab.
The only true toilets are SE Houston. And the Porter/Cleveland areas. Even Porter is trying. The boundary of Kingwood and Porter is getting blurry.
When I used to work in Kingwood the difference in Kingwood and Porter was obvious.
Conroe has always been Baws with some money surrounded by white trash.

Gwinnet County is the poster child for suburban decline. Went from one of the best counties in America to cul de sac version of Bankhead.

This is ridiculous. You must be confusing Willis or Huntsville with Conroe. Conroe is 20 min from the Harris County line, I drive it frequently from Spring.

It’s 20 minutes from a weird carve out of Harris county if traffic isn’t bad. I’ve worked in Conroe twice, 105 and 1488 plus had a condo in April sound. I stand by my original assessment.

I’m only looking in River Walk in Porter, Benders and Woodson’s Reserve in Spring. Conroe I’m looking to maybe buy land and build again like I did in BR.

Relatives bought up there on the lake in like 1988. There was nothing up there. Trees blocked the view of the highway. It was quiet. Last time I was there about 2009 or so and from the dock had full view of the highway, 2 shopping centers and a ton of traffic noise. I would pass on the lake front property. Had on the lake, next to the lake and in the lake several times.

Grand Pkwy and the expansion of 242 have brought a lot of developments with nicer homes to the area.

I think parts of Conroe well fall into the cycle of cheap affordable housing for married couples>rentals for married couples>shitholes that neighbors in Spring went thru.
Around the lake and large lot subdivisions will fine. It’s not close enough to Houston for full on culture. There is also a solid job market around there.

Speaking of Asians, Sugar Land has made it more or less impossible to build new apartments. I guess that means that area will do fine?
