- Passive ownership only.
- ownership based on proportional amount of investment at initial appraisal.

do you earn interest on your investment other than the increase in real estate value over the years? what if the value goes down?

Are you talking about you and a couple friends buying a house together as a rental you jointly own? Bad idea.

Are you talking about buying into a managed fund that invests in houses and you have an ownership portion of what they own along with hundreds or thousands of other people? Bad idea.

It was just a random thought about a piece of property I own.

I don't think I would give up any ownership of it, it was more of a question of has anyone ever heard of such an arrangement and what were the terms?
