Meaning essentially giving money for a down payment or reno loan in exchange for a percentage ownership along with any future changes in value?

Are you talking about you and a couple friends buying a house together as a rental you jointly own? Bad idea.
Are you talking about buying into a managed fund that invests in houses and you have an ownership portion of what they own along with hundreds or thousands of other people? Bad idea.

It was just a random thought about a piece of property I own.
I don't think I would give up any ownership of it, it was more of a question of has anyone ever heard of such an arrangement and what were the terms?
