Memphis in January

Hi All,
We will be heading to Memphis in January for a swim meet at the University of Memphis. Reading through an earlier thread it seems the consensus was to stay in Germantown. I would rather an AirBnB than hotel so I can cook my own food. Is the area around Quince Rd/Ridgeway Rd. far enough east but still an easy hop to UM?
Any and all advice is much appreciated.

Former Memphis resident.
Yeah that area is fine, but make sure you stay north of 385. The area between 385 and the state line is seedy

Quince and Ridgeway is a nice area but "out east" and pretty far from UM. The old neighborhoods surrounding the campus are fine with many 1930's bungalow homes rented to students. Might look a bit messy like similar areas impacted by student blight. There should be a few AB&B in that area.
Memphis in Jan can be cold and feel even colder. Traffic disrupting snow is unusual but always a possibility.

I go to Memphis once a month or so. I used to stay in Germantown (which is nice) but honestly, downtown is not terrible. I usually stay at the Central Station but you have nice hotels like the Peabody.
