Very interested in this. Blue ridge has had a ton of momentum the last couple years, and finally a few places are starting to sit on the market

The appalachians I'm assuming you mean? Gatlinburg, pigeon forge, etc have been some of the hardest hit areas this year with STR's. The biggest drops in occupancy and revenue.

If you don't know the area I would almost never recommend just outright buying one. Just be careful right now in that area, its very overbuilt moving forward imo. Which probably means some good deals.

Yeah, not too worried about the numbers. Just want something I can use and a good chunk of the mortgage is paid from the STR in peak season.

I live in the area. I can't recommend a specific area, but I'd consider adding Ellijay to your search. Similar properties/views to be had at probably a lesser price, and it's about a 10 minute drive to Blue Ridge.

The area is FLOODED with STRs, good luck with bookings

Beautiful just like most of extreme NE GA. Just not a ton of things to do in that area. You have the Dillard House and Tallulah Falls pretty close, but that's about all. Probably a little too far out to pick up the Helen crowd.

Besides just being close to BR...it has a decent little downtown, a new movie theatre, several vineyards, apple houses, a cidery, a brewhouse/tasting room on the river.

Depends where exactly in each. 15-20 might be a more average trip.

Views are great for sure, but it's pretty far out there. 30 minutes to downtown, 40ish to where most of the vineyards are, 45 to Blue Ridge.

ETA: Here are a few places that I'd Google for driving time from the properties you're looking at. They'll give you a decent idea of the location.

River Street Tavern - Ellijay (This is downtown)
Reece's Cider Company - Ellijay (This is near most of the apple houses)
Engelheim Vineyards - Ellijay (Most of the vineyards are fairly close to one another)
Blue Ridge Scenic Railway (For downtown Blue Ridge)

Appreciate it. So what area would you target if you were trying to spend <600k and you wanted something with a good STR rate? We only want the STR income to cover like 60% of the mortgage so since we plan on using it quite a bit
