Anyone else noticing this? 2x4’s were inching back down to $4 but now they’re back up to $4.95 at Home Depot. OSB was ~$9 now it’s $17. Didn’t price subflooring.

I was picking up a washer at Stines the other days. While waiting a saw a 4x8 half inch piece of plywood for thirty something dollars. Three quarter inch was fifty something.

I requested a take off list on a house I’m planning on building. Sure it’s not accurate anymore. I’ve been watching rates the last several months. Guess I’m going to have to start watching material again as well.

I’ve been keeping an eye on it as well as we will be building a stick home in the next few months. It has come down a little since mid-July at least. Hopefully more mills get cranked up with increased demand.

I’ve been in the hardwood lumber business for 30+ years. That softwood business is so volatile. Much like everything else it’s all about supply and demand and it’s commodity driven. When loggers can make more cutting hardwoods they will jump onto big tracts of land and completely stop cutting pine until it pays enough to fool with. I’ve seen buddies of mine on the softwood side of the industry sell everything you mentioned above at or below cost. If their inventory is out of whack with the current softwood market report they use the replacement cost and dump it at market even if losing money. They operate on volume and are willing to accept some losses because most days they are making money. It’s a cold day in hell before we sell anything at a loss on the hardwood side unless we just made a horrible purchase and can’t get rid of it. I work on the tropical side importing such species as Mahogany, Spanish Cedar, Ipe decking, etc. That stuff is still high as hell. It’s come down some, but it’s still high. The domestic market is in terrible shape with the exception of White Oak and Cypress. Red Oak, Soft and Hard Maple, Cherry, Walnut, all are in the gutter. Hell you can paint on cherry that’s how cheap that historically expensive lumber is right now. As long as the European export market is soft expect domestic hardwoods to stay low and I can’t get my arms around predicting the softwood market. There is a lot of concern of a looming recession and new residential homes are slowing down yet just as soon as I think things are slowing down new projects start. My territory is North America though not just locally or regionally in the south.

We are experiencing normal ups and downs. No one knew about this before. Now everyone is a lumber price expert.

The lumber ticker I watch is as low as it’s been in 2 yrs.

Commodity items go up and they go down. These are odd times we live in right now. A lot of it is sheer greed and manipulation of the market by the mills. I often think the softwood companies all get together and discuss what they want the market to do concerning pricing. The only billionaire in Alabama is Jimmy Rane. Great Southern Wood Preserving “Yella Fella” sets the market for pressure treated pine. If I were to build a house in the next year or two I’d sit tight and let those prices go down. Everyone I talk to nationally is not very optimistic that residential housing will stay strong. When all these big players have too much material sitting in their warehouses they will dump it at cheaper pricing.
