No homeowners insurance without new roof

My homeowners insurance is being non renewed by UTC. So I'm going to have to shop for new insurance. Talking to one of my neighbors in the same situation, he told me that an insurance Company that is giving him a quote will not insure his house unless he puts on a new roof. His roof is a 30 year roofthat he had installed new about 15 years ago. His roof doesn't have leaks and looks good.
Is this a thing with all insurance companies?

Citizens won't have a roof age limitation, but, they are Citizens. Most companies are being very selective if they are writing at all and the roof age is the number one thing they are being picky about.

Just bought a house in BSL as a rental. A month after the policy started they said we need new roof and trees trimmed near the house or they were dropping us. Same thing happened last year when I bought a house. It was something silly like a crack in the sidewalk that someone could trip on.

Happened to me when I bought my house. Roof was only 9 years old at the time. So we got a new roof. I think seller paid for it or some of it.

Your home owners or wind and hale coverage...? You need to specify...

I changed homeowners at my last house and I was building a fence myself at the time. I was just doing it a little at a time on the weekends. They wouldn't write my policy until I finished the fence

This was a while ago, but USAA really jerked me around about that. That surprised me because they are really good for auto. So, I just went to AAA.

We were in the process of selling a rental house last year. The roof was about 15 years old (replaced after Ivan in 04/05) and all the insurance companies told us they would not insure a new buyer until it got a new roof. So we raised the price of the house by 15K and put a new roof on.

See if they will put the roof on actual cash value settlement instead of replacement cost.

I got dropped in Florida over the roof. New insurance is $2k more per year.

That’s a thing with some companies. With others, they’ll only insure your roof for ACV.

When buying my house in 2019 the home owners insurance company told me they would write it with no roof protection or replace the roof. I had the seller agree to cut me a check for the cost of a new roof at closing.
In the insurance companies defense, it was the original roof from when the house was built in 1950 (concrete & asbestoses).

Very few companies writing right now and the ones who are writing are being very selective on what they'll take. I've heard of some companies who will only write if your roof is 5 years old or newer right now.

The true effective span of a 30-year shingle in Louisiana is only 8-9 years. Its effectiveness, especially in tropical force winds, drops significantly every year after that. The inclement weather we have plays hell on shingles. 15 years is a risk they aren't willing to take on it seems.

Standing seam installed correctly is the most indestructible but one not installed correctly and the whole thing peels off like opening a sardine can.
