Dumpster Trailers & Major Lot Clean-Up

I made an offer yesterday on a gorgeous 3ac property. It was priced right and I knocked off another 20% because holy crap crap crap everywhere. A 1976 Regal and Impala as some highlights.
I can find someone to take the cars. They look rehabable. And I’ll probably hire someone to take down the single wide. But there is an amazing amount of other shite on this property.
It’s a mile from a County residential waste facility (not a landfill—they take trash to landfill/recycle), and there’s a landfill not too far away. So this is a doable project for some instant sweat equity without having to build anything.
My question: does anyone here have any advice on buying a dumpster trailer? If I buy a nice one, I’ll probably do a little side business with it. If I decide to rent an excavator and demo the trailer myself then I may try my hand at trailer demo work for hire. There isn’t much competition in my area, and a lot of people want unrestricted land, which very often includes a shitty old trailer and out buildings they want gone.
Craigslist etc have lots of dumpster trailers for sale, and some of the by-owner used ones I’ve seen look pretty good for around $10-15k. I’ve also seen some package deals with multiple removable dumpsters.
Anyway, this is all new to me, and seems like something I could totally f up without proper planning so any insight welcome. Thx!

If the single wide is in usable shape, I’d look into selling it. You can get them transported for $5-10k depending on distance. Maybe less I haven’t looked recently. But I’d consider that option.
I haven’t looked into clean up service in a couple years so I don’t know about price. Some of that stuff you can do for a lot less then you’d think as they will scrap/ sell some of it. 2 dumpsters and an excavator can do a lot of cleanup pretty quickly. I’d get quotes to have someone else do it before considering doing it yourself.

Thx. I doubt the single wide is even scrapable. It doesn’t look like anyone has lived there in a very very long time.
I got a quote for a double wide demo on another property and it was $8,000.
It’s hard to find anyone to call you back and actually go out and quote things like this these days. At least in this area.
I do think someone would come and take the cars. But the drive is steep and needs work before most vehicles could safely use it.
There’s also a bunch of crap up on a hill that has no drive currently. People are so trashy.

You should be able to rent a dump trailer from home Depot or Sunbelt/united/etc. As well if you don't want to buy one.

Yea and when I had the same thought as OP, I realized I could never profitably compete with them. You have to add value some other way. Actually load their junk or tear down their old building and haul it off, or something to that effect. Nobody's just going to rent your trailer for more money than they can rent one from united.

Fyi i got quoted 3500 to demo a trailer the other day. That was onsite. If it was movable they would move it and demo it on their site for 2500.

That is what I was expecting. Only one of the numerous people I called returned my call. He said he did single wides for 4k range. Odd that a double wide would literally double the price given costs aren’t doubled.
And re: rental: yeah I always prefer to rent things like this (e.g., I’ve rented a tow-behind gas probably 10 times over past 20 years). But I can’t exaggerate the shite show that is this property. I’m thinking buying trailer and using over a year or more to clean this up. Then selling it. If I get one with a ramp then I can rent machinery with it too (I have a super duty diesel).
I just know nothing about brands and such. The one I saw for $11k had battery, trailer brakes, remotes for hydraulics, built-in roller tarp, and ramps. It seemed like a low-risk purchase given I could surely re-sell it for less of a loss than a bunch of rental fees. And not have worry about timing, returns etc.

Could just rent an excavator dig big hole and bury everything.
Just make sure to dig hole where u don’t plan on building anything on top. Burn it before backfilling as well!

I have a feeling there’s a lot buried in them thar hills. Well, my offer just expired. People are delusional right now when they first list vacant land. I watch everything in my radius daily and see vacant land sitting and sitting. Good luck aholes

Mac
I’ve taken on the same type of project. But mine is probably more than yours.
What type of other trash is on the place?
Do you have a tractor with a front end loader, flatbed trailer or other equipment ?

All I have right now is my truck and a cargo trailer. But want to accumulate equipment.
I didn’t say this, ftr, but there’s a 250gal above-ground gasoline tank, a hot tub, seriously 5-6 outbuildings. The two cars that I think are in good enough shape for someone to want. Chunks of rusted out metal etc etc.

I bucked up and bought a Kubota. Made my life a 100x better. I can move any burnable stuff to a designated spot.
Are you on a time crunch to get it cleaned up ?
Don’t discount that scrappers will haul off every bit of metal. Don’t pay them to do so either.
That trailer will burn down to the ground. Then scrap that. I did one last week and got 60 bucks of copper. Lol.
Granted you have the frame to deal with. It can be cut up and scrapped too
Burying is a good option. I may have to do so but really don’t want to
