I have been doing a fall preemergent for the last 10 years but was thinking of doing rye this fall instead for two reasons. First, we haven’t had any rain and I have not wanted to put out the preemergent and try to water it all in. I’m working with about 2 acres. Second, I’ve got some spots in the yard that I have not been able to get the Bermuda to take - mostly because of adjacent live oak trees. I was thinking rye grass might be beneficial to get some roots down and when it died off next year, the decomposing roots ect would benefit the soil. I know I will need to aerate, add some top soil and figure out a watering system around the live oaks but I thought a season of rye might help a little. I’m stumped because I know the fall preemergent has done remarkable controlling winter weeds. My winter yard has been all brown without significant poa or other weeds for a long time. Any thoughts against seeding with rye? This is northwest la. I really appreciate any thoughts from this board. The input from this forum has really helped me.
She can accomplish it with a deed. She can reserve the minerals although they will prescribe back to the surface owner after 10 years of non use.

You could probably get a form from your local clerks office or a local notary could prepare one for your mother. The link doesn’t have a mineral reservation. That form is set up for a notary and two witnesses but that really isn’t required for it to be effective. Most deeds are executed in that manner however because there are benefits to do it that way. As for the property description, if there was a judgment of possession that described the property, you could probably use it. This is the cheap way out. Always best to have a lawyer do it but I understand a lot of people don’t want the expense, particularly if the property isn’t a lot of value and it’s between family members. The public records are full of screwed up paperwork that people did on their own trying to avoid legal expense.

I had a 21 Tahoe. Lifter went out at 70k. Baton Rouge dealership kept it for 6 months and finally replaced the engine. GM covered 85 percent of the bill though it was out of warranty (they should have covered the whole charge in my opinion). Picked it up, drove it home, and the radiator hose blew off the next day. The replacement engine comes with 150k warranty. I left with the local dealership traded it for 24 6.2 engine Tahoe since they offered at the time an incredible trade value and told me the 6.2 didn’t have any issues like the 5.3. Now the 6.2 apparently does have defects which require an inspection and possibly an engine replacement but the dealerships don’t have the parts. I’ve read that the warranties will be extended on those engines however and are transferable. The ac went out and one of the speakers went out (all under warranty). I’ve been disappointed with these vehicles but I haven’t found good reviews on alternate options. I’d be hesitant to buy a used gm that didn’t have a long warranty. Certainly would not get a 21.

This monstrosity is for sale. It is actually not in Grand Cane despite what the listing says, but fairly close. Grand Cane is only a one mile square village with some nice older houses. This one is several miles west. It does not fit in and not representative of area but to each their own. The grand cane area is nice laid back village with a community theater and a main strip of businesses with a restaurant, coffee shop, mercantile, heath store, and other small shops. Stonewall is more modern subdivisions. 20 minutes to Mansfield or south Shreveport from grand cane. 40 minutes to downtown Shreveport all highway or interstate. There is a nice house I was told was coming up for sale in grand cane that has a three car garage, shop and sits on the corner of the village at the end of one of one of the streets with 10 acres. It will be a good home for someone. I have not seen the listing pop up yet though. Certainly I would recommend grand cane or stonewall over Mansfield.

Here is an article that explains how mineral servitudes work in Louisiana. It is different than how mineral royalties (as opposed to lease royalties) work.
Generally the buyers have information that the sellers do not have in terms of development plans. As someone above said, unless you need the money, don’t sell. You will pay tax and assuming you want another investment, you will have to find an alternative investment that will return more than what your minerals rights would return plus make up for the lost taxes and transaction costs. Obviously, some offers may justify selling but generally speaking, it is best to keep your minerals. And, generally, the mineral servitude owner will also have surface rights even though they didn’t buy the surface, unless you contractually provide otherwise. If you contemplate selling, you should consult with a lawyer to help you and advise on these types of issues.

Vexis - for sedge?
Someone linked this in a thread last year. It says it helps control sedge. I haven’t tried it but will this year. I have sections of sedge that I have not been able to eliminate. When it grows, I can kill it with either dismiss or certainty or image for sedge. This year I will try Vexis however. At least in my yard, the sedge doesn’t seem to become active until closer to summer. I’m going to put this out probably in march but that may be too late. I’m still reading up on it.

I’m starting to notice “child proof” packaging on batteries. I bought some lr44 batteries the other day and could barely get them out of the plastic. Each was individually child proofed. What is ridiculous is that it would be just as easy for a child to swallow the battery still in the plastic shell since it wasn’t that much bigger than just the battery and the plastic edges would probably cut the throat on the way down.

When Cedric ran for mayor and had billboards all over the place, someone climbed up one of the signs and stuck an “actual size” sticker on it. I wish I could find a picture of that. It was pretty damn funny. He was huge.
If you can fence them out, that’s best long term option. I surrounded my house by pipe fence with the lowest rail about 6 inches off ground and spacing between rails that I thought would keep them out. It replaced a barbed wire fence that didn’t deter them. The pipe fencing didn’t work either. The wire type fencing as the other poster suggested would probably work as would hog panel fencing. I debated doing that around the bottom of the fence but didn’t like the look. I settled on a one strand electric fence around the entire perimeter of my pipe fence which surrounds my yard. That has worked going on 5 or 6 years now. I know the hogs come near the fence because I can see rooting in the pasture on the other side, but they haven’t crossed the electric boundary. I don’t know if they can hear or feel the current. Whatever it is seems to work. My dogs learned about it pretty quickly and now they don’t go closer than several feet to it. It seems like animals can sense the current. Shooting them does seem to discourage sounders from the area but not permanently. That may not be an option if you are in subdivision. Trapping is best option to try and get rid of them but, it’s best to get the whole sounder at once. Locally, lsu ag would loan out its drop traps but it’s been years since I’ve seen that option advertised. Long term however, a different sounder will eventually come though and thus, it would be a constant effort to try and trap them and get rid of them. Putting up some sort of boundary deterrent, either fencing or electric barrier, is likely the best option for your circumstance.
Who knows really. I just replaced mine with Bryant (made by carrier). Replaced a rheem (same as Rudd) that has broken at least twice a year since it was initially installed12 years ago. Once the compressor went out for the second time in two years, I just bit the bullet and changed it out. I was so disgusted with my unit I wanted a different brand even though that is probably not rational. I actually elected a carrier but it was a two day delay in getting it and my wife had a party at the house on Saturday and I had to have a unit. The carrier rep assured me that the Bryant which was in stock locally had the exact components as the carrier. I don’t know if that is correct. I will say the unit is so quiet you can’t even hear it running. It’s full variable so that probably makes it quieter. It has full replacement 10 year warranty. Cost is ridiculous but not as ridiculous as early May humidity.

It’s awful to deal with. Urologist gave me 30 days of antibiotic and it didn’t work. He prescribed it even though the urine sample showed nothing. I wasn’t really satisfied with the dr. He wanted to say it was bph even though the symptoms started out of nowhere. I didn’t buy that explanation. And he wanted to put some sort of stint in and I declined that option. I finally starting researching myself. You could try this service which tests for various types of infection. Microgendx
I resolved it sufficiently before actually ordering this test. What helped was a strict keto diet and increased exercise. Of course, I dropped 40 pounds and had to stop that diet because I kept losing weight. It did improve them symptoms. What finally resolved the symptoms sufficiently, and this could be completely coincidental, is when I started taking a b complex supplement and did one bottle of Benfotiamine. I think that was 2 months. I tried it because I read some article about b vitamins helping the bladder. I have no idea if the supplements helped or if the issues just resolved over time. It took me about a year. I was completely unsatisfied with urologist however. I wouldn’t say I am completely where I was before I got the initial infection, but at least I the symptoms of not being able to empty resolved sufficiently that I quit exploring for further solutions. I hope you find some resolution.

It’s been several years, but dales paving out of bossier did a great job on asphalt repairs for me. Not sure if they could fix culvert as well but I would think they could or would have contractors they work with.

I agree with the previous poster who said reviews of water filters are typically biased by the company doing the video and I’m sure Risinger may be as well. However, he says this is the one he installed in his house. Claims that it softens hard water without salt and draining. I’ve been looking at it for my well. Ridiculous price but if it works it may be worth it. I am considering so that I can avoid emptying the salt water into my yard.
On my well house, I just put a ridge cap vent. I over insulated it, and haven’t had any isssues. It’s near my house, so I recently installed a small AC unit in a window. I used the building to mount starlink so I did t have to mount it to house and wanted to use the building to house the router and switches, ect. Maybe more than what you desire, but over building a well house isn’t a bad idea because it can have future utility for other things.

I had an area like that. I got it covered in artificial turf. Some of the options these days are not terrible. Mine was laid out such that I could define the area so it doesn’t look terrible when it transitions back to natural grass. It’s got a rock base and you can spray it off. Surprisingly it doesn’t really smell like dog piss with regular rain or hose. It’s made a huge difference. No more mud right off my porch. I do have to regularly pick up the dog crap. It’s about three years old now and held up like the day it was installed. I can’t remember what it cost but worth every penny to solve the problem.

My lifters on one cylinder just went out just over the ridiculously low 60k powertrane warranty. 21 Tahoe. On the interstate as well. Tried to get replacement engine and none were available. Trying to get lifters replaced and drive the damn thing to the nearest dealer for something else. Absolutely ridiculous that gm can’t build something that last over 60k miles. Better than my buddies whose lifter went out under 10k.

This test kit is excellent. My salt generator did the same thing recently but after soaking it in muratic acid and water in 5 gallon bucket it started working again. First time it happened to me. Maybe all the dust from the extended drought this year got it dirtier than past years.

For what it’s worth, this spring I used rezilon (same chemical as specticle just higher concentration so rates have to be adjusted). It says it has some control of sedges. I had no sedge this year until this week after 3.5 inch rain after a month without rain. Not sure if that preemergent was the reason but this is the first year I haven’t had patches of sedge in my yard until now. It could have been that i spent a lot of time killing it off last year with certainty and sedge hammer at different times. Whatever the reason, I think specticle/rezilon have really helped my yard. Combining specticle and simazine
In your post you suggested not applying both specticle and simazine to the same lawn. Have you had a negative result doing that or is it unnecessary? The reason I ask is because the linked article suggested that mixing the two modes of action may prevent resistance. Thinking about trying it this year.
