Install cost depends on the location of gas meter and electric meter. The cost of supplies of gas plumbing and electrical parts make the install price go up. Long runs under the house or through the attic with electrical wire can bring the price up. Cheapest is both meters on the same side of the house. Also depends on pouring a concrete pad or composite A/c condenser pad (cheaper). I install these everyday. Rough estimate for install is $1500-2000. Standby Generators are hard to find right now.

I have 2 24” air king ceiling mounted fans on my back patio. I went with ceiling mount instead of the wall mount because of the sagging issues I’ve heard from other air king owners. It’s a very stout mount and looks great. If I only knew how to post pics.
What is your opinion on the posts install? Mounted on top of 4” concrete sufficient enough? I’m actually thinking about doing this with almost the same dimensions already have 4” thick concrete already in place.
I have 5 rental properties (single family houses) in that price range. I have the same view as you, that price range will always be needed by renters.
Not sure exactly what type of properties you are looking for (duplex, fourplex or even multiple single family houses), and depending on the area, you can have good tenants. Depending on your screening process, You can have good long term tenants. Make them fill out an application and call the references. It’s your property, you can accept or decline whoever you want. A good application and good detailed lease agreement goes a long way. Paperwork is very important.
I know you didn’t specify section 8 or not, but since other people are chiming in on it, I’ll say this. 3 of my 5 are on section 8. Every city handles things differently, but they have a checklist to go by for home inspection prior to getting approved for a tenant to move in or start getting paid section 8. The checklist is basically preventative maintenance with a few small musts that the house needs. Some cities are more strict than others. I haven’t had any issues with my section 8 tenants or payments from the city. All of my current tenants take good care of my properties. But a big difference is my application follow ups I do which also includes asking the section 8 supervisor info on the person wanting to move in (how long have they been on the system, good or bad tenant, move often).
If you need you evict them, it’s actually a very easy process. Go to the city court, file for an eviction and clerk and the marshal will take care of the rest. Once they get evicted through the city court, they lose their section 8 voucher. Now they may leave you mess once they get the eviction notice. Haha Happened to me before.

OP..I’ve actually been trying to decide between Vanguard and Fidelity. Both have pros and cons, but I’ve been leaning towards Fidelity. I have heard from multiple sources that Fidelity’s customer service is a lot better than Vanguard has been of late. If you don’t mind telling, which funds did you find that are closed to new investors?
I travel that frequently also. I’ve been wondering the same thing. Also happening with Rayne PD Close to Duson exit (but according to google maps, Rayne PD is within the city limits even though its 4 miles from the exit).
Pics look great. I’ve been thinking about doing on this my back patio. Pros/cons on German smear or limewashing??

Use cedar for the fence boards and PT 2x4 for the runners. Get 16’ 2x4s and stagger the butt splices so not all 3 splices are on the same post (this will make the fence a lot stronger). Make it 3 runners, from the top of the runner to the top of the fence board should be around 10-12” and vice versa for the bottom runner.
Screwing everything is stronger than nails, but nails will do the job just fine. Galvanized Ring shank nails
As far as the post, either cut them below the ground and dig new holes 8’ apart, or rent a machine and pull them out with a chain. Go to a local rental place and they will have a mini skid steer with attachments for around $150/day. Depending on your situation, I’d go rent a machine. I’ve used them for years for multiple uses, mainly smaller fence jobs.

I’ve been shooting Benelli, Beretta and Winchester semi auto guns for the last 15-20 years. I bought a Stoeger M3500 for my wife. It’s a very nice gun for the price. I actually use it over my Winchester when she doesn’t come with me. Now that I know Stoeger has a 20ga I’ll be getting one now for dove hunting.

I have 2 kids 4yo & 2yo. I have 2 dobermans 6yo &4yo . Great family dogs. Very intelligent dogs but need to be trained at a young age (before 6 months). They need lots of exercise, so either have a good size yard or time to walk them daily. I can’t say enough about my dogs. They are great companions to my kids. They feed them, wrestle with them, ride them like a horse and just let them lay on them all day. Absolutely no one can walk in between the dogs and the kids, other than my wife and myself. Very protective of the whole family, but esp the kids.
I had this same issue. My back patio is 20x20. A few years ago I changed the ceiling fan with this Kensgrove 72". Sitting under it, it moves plenty of air.

Mine move PLENTY of air while not being nearly as loud as a drum fan (had multiple ones over the years). Also very stout mounting. Many different options with this brand as far as size, cfm, hp. I wired these into the same switch as my ceiling fan and can turn them off or change speeds with just a pull of the rope. I got the ceiling mount because most people have better luck with this style mount compared to the wall mount which may sag overtime.

If in Lafayette area. Call Termite Solutions. Brian the owner is a great guy to deal with. I think I pay $100-150/yr. He just treated my house because of a new contract. Absolutely hated my previous termite company.

I have a dual 20” filter setup before my fleck 5600. No RO system needed in our situation. It’s been a great addition to our house. Tastes great and no more hard water issues.
You can get your water tested by either buying a strip kit for a general analysis or you can bring a gallon of water to a local pool company and tell them you are interested in getting a pool and you want a water analysis.(may be frowned upon but you will get a detailed report).
From there you can adjust your settings on your Fleck.

I got one at Home Depot a few years back and use it 1-2 times/yr. I believe it’s 15” diameter for $70. Works well and has held up.
