Industry standard for a reservation that is unable to be honored should be a complimentary 1st night at whatever property they "walk" you to. I would press management for a better resolution and ask them to confirm Hyatt's walk policy for unhonored reservations. :cheers:

Tikka boti, goat curry, and biryani are pretty solid. Wife and I swing by once a week to get our indo-pak fix. Pretty consistent too.

We have almost the exact layout and really like it. We have an entrance through the boat hide so the bench is divided in half. Also, we added a dog ramp to the front and used steps on the side entrance. The one issue on the side entrance is the crossbar which is forehead height...we reconfigured that between splits. Our is also permanently fixed on pilings and not floating.
I have been dealing with this exact situation in SW LA. The process is tedious and very slow. I purchased my property in early January and actually just got my permit from the Corps today. I bought 7 acres and it was determined that 22% was wet but that it was intermingled throughout the whole property so technically I didn't have any dry land according to them. Your first step is to file an application with the Corps and then it is a back and forth process that they will walk you through. Your offset is purchased through a mitigation bank depending on the type of wetland your property is...mine was bottom land hardwoods. The cost was around $18k/acre, but they sell partial acreage.
The corps has their own formula for offset, but basically you would figure the area that you would impact (driveway, house including usable yard) and multiply it by the wetland percentage of the area that you are using. I would get a square footage total and divide it by the square footage in an acre to get the percentage of acreage that I needed to offset. Based on the type construction you are doing, the Corps will set a multiplier to it....it could by 1 to 1, 1.5 to 1, 2 to 1, or even higher. That is how much offset you would pay.

The 11% came from paperwork from an environmental firm that the previous owner worked with when he was doing his delineation.
It looks like we will try to take everyone's advice and try to work around the wetlands if possible.
Thank you for the information. We may not need to mitigate...it's just my first time dealing with it and wanted to get a better understanding of all of the different options. :cheers:

Wetland Mitigation Questions

I am purchasing a 7 acre piece of land for a home site that has roughly 11% designated as wetlands. In the information I have found, if I wanted to do compensatory mitigation I would have to purchase credits from a mitigation bank or self mitigate. Does anyone have a rough estimate of what it would cost to mitigate around an acre? Also, if I dig an acre pond does that qualify as self mitigation? I am sure the Army Corp of Engineers will direct me when I file the paperwork but just wanted an idea if anyone has had experience in this area.
