That's fair. But this question is inherently going to be influenced by region and location. I can only speak for the cities I've lived in recently. Northern VA and New Orleans.

Why does the price of a home go up over time? What drives it? Ya know. Like in your examples. What drives it?

Help a guy out here.

i covered that. YOu cant even buy stripper cars anymore. And that’s all one needs to commute.

Is it your impression that this is a statistically important number of vehicles in the average American's home?

Are you suggesting over the last two decades there has been a new housing shortage?

Isnt what builders are building these days (or in he last three decades) Otherwise the average would not be increasing.

Here too, I can't build anything less than 400k but across much of the country you can get a nice place for less than 200k.

I bought a starter home in Atlanta 2 years ago for 230k.

I could easily sell it for 375-400k right now. Pretty silly.
Exactly. Its great for those of us who got in before this recent upturn but it is really rough now. I have friends in their 30s with decent jobs having to do the roommate thing.

If I'm selling lemonade. 50 cents a cup. I do it for a while. Business is decent.

Suddenly. I'm inundated with buyers to the point I can't possibly supply enough lemonade for them all.

So. I start selling lemonade for $1. But even at $1, I sell a shite ton more lemonade than I was selling at 50 cents.

Economically speaking.

Did my lemonade get more expensive to buyers?

In New Orleans that is basically impossible anywhere you would be willing to live. 5 years ago you could have bought a 4000 square foot house on Napoleon Avenue for 400k. Now they list for 800k in the same condition.

This has always been an issue and the answer is roommate, move or lower standards. I've got a coworker in his 50s who has a roommate but he's also got two homes in Michigan.

Are you still going on about supply and demand? We get it. You took a 100 level economics class when you were 18.

We are talking about impact to achieving the middle class lifestyle. Not causality you sniveling little troll.

LOL. Mmkay.

And, the EVIDENCE that YOU are supplying shows that the impact is less.

You do realize homes don't just "list" for prices, right?

I'm trying to dumb it down to 100 level because, clearly, you didn't do well there.

Actually, you haven't really said much of anything. You just keep screaming and asking inane questions. I can't find one point you tried to assert or lay out in your entire meltdown in this thread.
Who melts in a "What is the income range for "middle class" thread?

If you look at my posts i said that the income vs housing price issue was related to certain areas...a lot of cities.
Well, let's see . . .
quote:

quote:

Housing "costs" are a function of price and lending rates. Lending rates remain near historic lows. Prices are aligned with historical norms, albeit at far better construction quality.

We are far from the Jimmy Carter days of linoleum floors, formica counters, hollow 5lb doors, cheap built-ins, one-car garages, etc. all at 18% 30yr rate
That's all good and fine but housing prices have risen at a higher rate than income in many areas. This has a huge impact on affordability.
So in responding to my national observations, your "many areas" referred to dozens of exceptions? Is that your point?
