That's fair. But this question is inherently going to be influenced by region and location. I can only speak for the cities I've lived in recently. Northern VA and New Orleans.

Here too, I can't build anything less than 400k but across much of the country you can get a nice place for less than 200k.

This has always been an issue and the answer is roommate, move or lower standards. I've got a coworker in his 50s who has a roommate but he's also got two homes in Michigan.

We are far from the Jimmy Carter days of linoleum floors, formica counters, hollow 5lb doors, cheap built-ins, one-car garages, etc. all at 18% 30yr rate
