Neither SARS nor MERS had that high of a death rate. They only studied people who went to hospitals and not the population that ran around with the disease having cold symptoms.

This already happens with RNA viruses, as a key feature of these viruses is that you cannot define their exact genomic sequence during an infection course, as they have a high mutation rate, which means they develop slightly new quasispecies each generation.
