If they didn't have the money for the 1st month how would they have everything in a lump sum?
They won't. This is why politicians are idiots. They tell the renters they won't get "evicted" for non payment of rent during the Pandemic,
but never said they don't have to pay rent. They won't even allow Landlords to ask for the rent. So when the date arrives that owners are allowed to ask for back payment of rent and file eviction notices, the renters will just move to a new place and start paying rent there so they can keep that past rent in their pocket.
The piliticians are assuming of course that only people who can't pay will be the ones not paying. They fail to realize human nature. In most cases the person that doesn't have to pay will choose not to pay. And the politicians never once thought, like you did, if they can't pay one or two months, how are they going to make up 6 months or more?

The courts are closed, so there's no judge to talk to, to file eviction notices.

What about taking the extra unemployment benefits and giving it straight to the landlords. Renter can have the rest, rent's paid, no eviction.

I was told tonight that whatever check a tenant can’t pay that the feds have been covering it with this renters care act.
Not true. The only thing the government has been covering is to keep employees working. Say you own a company and you are planning on firing or laying off employees because of Corona. You can apply for a loan from the government that will give you money to keep those people employed. At the end of the Pandemic if you prove that you used the money to keep people on the payroll, then you dont have to pay it back. If you took the money and didn't keep employees on the payroll, then you have to pay all of it back.

Private property is a myth. We all rent from the government. This makes sense when you think about it.
The fact you cant discriminate on who you sell your own property goes to show it you dont actually control it.

TRUMP suggests freezing evictions
Yeah, he can't do that under any authority. Well, unless he wants to shut down home rental because it's causing Covid to spread, just like so many of our idiot governors.
You can't unilaterally decide what private individuals and private business does.
"Freeze evictions because renters can't pay". Ok, then freeze all utilities and taxes as well. Or does Trump somehow think that taxes and utilities just stop when a pandemic occurs.
As a Trump supporter, i would be vehemently against this.

I cannot imagine how he could issue a plausibly enforceable EO on evictions, a creature of state law, but the collection of federal payroll taxes is altogether different. The IRS is in the executive branch and unless overridden by court order, presumably would have to suspend collection under an EO. Problem: Congress has still passed the tax law so without additional Congressional action, those taxes would still be owed.
