What is your take on the whole "property rights" issue in THIS case?
Property owner says "please stop making noise on my property and please leave." Virtuous street preacher refuses to stop making noise OR to leave the private property.
How SHOULD things have gone down at that point? Should the property owner been been forced to tolerate the trespass, because "muh preacher?"

First, I am familiar with the area, and upon a second viewing of the video, it is readily-apparent that the confrontation took place in the private plaza that fronts upon the Cirque Residences apartments. This confirms the location set forth in the DPD press release (2600 block of Victory Park Lane).
Second, I have functional hearing and (unlike some) could clearly hear and understand the words said by the officer in the video.
Third, those words are entirely consistent with Texas statutes and Dallas city ordinances.
Unfortunately, the "Libs of TikTok" edited the video to exclude the earlier part of the confrontation, which likely would have provided still-more context.

In your view, are street preachers somehow immune from trespass laws? Can they enter anyone's property to "spread the word" at any volume that they like?

He is correct. It was about "private property."
This cop was working off-duty, as private security for the OWNER of the property, and he issued a CTW banning the perps FROM that private property. Clearly, he understood that the confrontation was taking place ON private property.
He was just "done" arguing with yahoos holding cell phone cameras.
Now, do you ever plan to demonstrate that you have cojones, by addressing whether the owner of private property is entitled to bar random individuals from preaching ON his property?
Or does Ango-American law grant some sort of implied, permanent easement ... giving street preachers unrestricted access to all private property? Because it might be fun to come stand on your front porch and preach the virtues of Deism and Unitarianism versus Trinitarian Christianity.
