Every little town has retired law enforcement working as PIs or skip chasers. If you own multiple rental properties you need that guy on your payroll. He can take a stick to squatters with little danger of facing charges.

I had two guys stop and offer to take out a dead pine tree. I asked for insurance and one said, “I don’t have insurance, but I will sign a piece of paper saying I will pay for any damages I cause.” His truck looked like it belonged in a dump and they might have had a full set of teeth between them. I respectfully declined.
