PMI is likely going to be like a tenth of that.
Sure, at 500 a month that might, depending on many other factors, be prohibitive, but the reality is that PMI is more like closer to 50 dollars a month than 500.
I paid 56 a month in PMI on my first house and then got it taken off 9 months later when my house was valued at like 50k above what I bought it for.

Lets suggest buying a shitehole that will need repairs but put 20% down (in this case 35-40k) and all the savings just to save 200 a mnth
Vs putting 6k down and paying 200 more
They all LOVE 30yr fixes yet have no idea about amortization
